The Service Technician II is responsible for the day-to-day maintenance operations at the property, including move-in/move-out apartment repairs, troubleshooting, unit turns, and the overall upkeep to enhance the value of the community and maximize the living experience of residents. This role involves fixing and troubleshooting equipment and assisting the community and team to maintain the highest standard of customer service. Essential Job Functions
Schedules, monitors and performs preventative maintenance Ensure that service requests are completed promptly and professionally Diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, drywall and appliances Maintain the premises of the building, office and grounds in clean and orderly condition Monitor and perform make-ready duties on vacant units; ensure residential units have been turned in a timely and efficient manner Provide excellent customer service to prospective and current residents Promptly communicates with maintenance leadership concerning all maintenance issues at the property Manage dumpster corrals, trash enclosures/compactors as needed or directed Provide on-call service when scheduled and perform emergency maintenance work when required Assist the Supervisor with monitoring inventory of parts and supplies Assist the Supervisor with scheduling and communicating with vendors and contractors Use mobile device to dispatch and complete service requests in a timely manner Ensure adherence to the company's safety and hazard communications programs, policies and procedures Inspect buildings and grounds to ensure safety and cleanliness and alert the Maintenance Supervisor to items that need to be repaired Participate in company-provided training such as fair housing, safety, non-discrimination, EPA, and harassment prevention Perform other tasks or duties as directed and assigned Education And Experience
1+ years of experience in maintenance service for residential communities, other building maintenance or related trade is required Renovation experience is preferred EPA certification Type I and II preferred CPO certification preferred Use of general maintenance equipment including hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents Who We Are Looking For
Ability to respond to on-call, after-hour emergency service; on-call staff required to live within a minimum distance to the community for efficient response time Reliable transportation and a valid driver's license Excellent written and verbal communication skills Must be highly motivated and able to work independently Ability to use smart phone to assign service requests and for on-call requests Ability to prioritize and multi-task Physical Requirements
Hands-on repair and maintenance work constitutes the majority of time and duties Must be able to move up to 50 pounds, be comfortable working at heights up to 8-9 feet, and work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit This position has a compensation range of $29-$31 hourly.
