Bozzuto is seeking an experienced and motivated professional to join its asset management and capital markets team. The Asset Manager will be responsible for day-to-day oversight of the operations and ownership decision making for the properties within their portfolio. They will conduct annual budgeting, cash flow forecasting, financial modeling, market research, and preparation of investment memoranda to support and facilitate value maximization. This position will work with Finance & Accounting, Property Management, Acquisitions & Development and Construction and report to a Senior Vice President. Ensure that the portfolio and individual communities meet operational, financial, and business performance goals of Bozzuto and its joint venture partners. Analyze property financials to ensure financial success and forecast future cash flows to investors. Prepare detailed investment memoranda that synthesize performance, market trends, and investment recommendations. Generate and maintain waterfall models for each investment from acquisition to disposition, based on investor and partnership structures. Work with Bozzuto Management Company to develop and implement annual asset plans to maximize performance and value. Manage large capital projects across the portfolio, coordinating vendors, consultants, and contractors. Interact with third parties including equity partners, lenders and investors to pursue opportunities ethically and with integrity. Qualifications
Undergraduate and/or Graduate degree in a relevant field with 5+ years of professional experience in multi-family real estate asset management, finance, brokerage, or another analytical role. Multifamily experience required; asset management experience preferred. Advanced skills in Microsoft Excel and financial modeling, including real estate capital structures and join venture and fund waterfalls. Strong interpersonal and communication skills; ability to present complex strategies to executives. Attention to detail; ability to manage multiple projects and priorities under tight timelines.
