Toll Brothers, America’s leading luxury home builder, seeks a Vice President of Land Development for our division located in Orlando, Florida. What is the opportunity? The Vice President of Land Development manages and oversees a team of land development professionals charged with entitling, estimating, budgeting, constructing of, and dedicating site improvements. This position is on-site 5 days per week. What are the primary responsibilities? Office Operations Oversight of project schedules and budgets Help select and create community amenities, entrances, and landscaping themes Review/approval of Purchase Orders, Change Orders & Land Development Contracts Analyses, negotiation and recommendations for justification of awards of bids/contracts for all communities within given division(s) or region. Land Acquisition Oversight - Performing due diligence review, understanding/leading entitlements, preparing approvals, development schedules & development budgets Entitlements and approvals management - managing consultants, plan review, value engineering Review and comment on land purchase & utility agreements, deeds and other legal documents Review RFPs, award bids and contracts, approve budgets and schedules Oversight of Bond & LOC acquisition, management, reduction and release Oversight of permit renewals and close out Accountable for site improvement/homebuilding lot inventory schedules Participate in Project/Land Reviews and assist with departmental training & LD personnel professional development. Entitlements Review proposals, negotiate and award contracts for professional services, attorneys & consultants Facilitate project approvals/entitlements/land use and zoning changes through coordination with land sellers, brokers, agency review staff, governmental officials, elected officials, & Toll Operations. Manage & direct engineering & professional consultant objectives, schedules & work product Initiate & obtain wetlands permits, Environmental Site Assessments, noise, fiscal & transportation studies as needed for approvals & Zoning efforts Work with utility consultants & franchise utilities Initiate preparation of HOA documents, possibly serve on HOA BOD’s Establish, track, monitor, update project approvals timelines & schedules Lead professional team in municipal/agency land use hearings/meetings Field Operations Overseeing land development staff for division(s) or region Monitor sites for QA/QC to Toll standards for appearance, safety, and efficiency Leading meetings with governmental agencies/inspectors/HOA’s Coordinating land development work with homebuilding operations Set and monitor projections for dedication and bond release work All other duties as assigned Qualifications Does this describe you? Competencies: Analytical Thinking: Able to collect, sort and analyze data Communicating: Able to communicate effectively in writing and verbally across all levels, both internally and externally Initiative: A self-starter, able to identify problems and solve them Technical Knowledge: Scheduling Software: Advanced Microsoft Office Suite: Advanced Construction Drawing Comprehension: Expert Entitlements/Due Diligence - Expert Essential qualifications: 15+ years’ experience in Land Development Management Excellent communication skills (written and verbal) Value Engineering expertise Ability to independently improvise/adapt/overcome obstacles (solving complex development issues) Ability to manage a team of ALDM’s, LDM’s, SLDM’s, Directors & support staff (Supervisory Experience 6+ years) Experience in preparing & conducting senior management level presentations for project status, schedule and financial performance Experience in preparing & conducting government level presentations for site plan, zoning, and land use approvals Experience managing multiple complex projects & master planning of larger communities Value engineering expert Preferred qualifications: Bachelor’s degree, preferable in Construction Management or Civil Engineering Professional Engineering License Ability to lead regular management meetings with cross-functional project teams for multiple projects Expert knowledge of local market for contracting, manpower, pricing, & entitlements Mentoring & personnel management experience Contract & legal document review experience Toll Brothers offers an excellent benefits package that includes comprehensive medical/dental, 401(K) with a company match, discounted stock purchase, discounts on mortgages, homes, appliances, and much more!
