Vice President of Land Acquisition
for Toll Brothers' division located in Bonita Springs, Florida. Overview

This position is on-site 5 days per week. The VP, Land Acquisition is responsible for managing the acquisition, entitlement, engineering, government approvals, and development of residential lots and land, as well as managing the due diligence and pre and post contract for targeted properties. Responsibilities:
Managing a team of Land Acquisition Managers and Analysts to: Present for approval, letters of intent to owners and land brokers Coordinate contracts with attorneys and landowners Ensure coordination with Land Development to develop and approve lot cost budgets Manage HOA responsibilities during declarant control unless the division has dedicated resources Coordinate with Community Planning Manager to ensure product development and plan approval through completion Approve required work orders and invoices Manage, develop and maintain project proformas Attend necessary governmental agency meetings to ensure compliance and approval of product and land development Work with engineers and operations managers on concept land planning, environmental, and utility requirements Work with legal on purchase agreements Attend Land Use Community Meetings and Public Hearings Maintain all levels of relationships to identify potential land opportunities Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures Meet with brokers, land sellers, consultants, title companies and public officials to move projects forward People and Talent Management Ensure the Land Acquisition team maintains the capabilities needed to be successful by the recruitment, selection, training and development of acquisition employees Evaluate staff performance to identify strengths to build on and opportunities for growth Ensure the team continuously improves the way it works to drive value for the division All other duties as assigned Qualifications:
Solid knowledge of major activities associated with residential real estate acquisition and development Solid knowledge of residential real estate financial analysis Proven track record of managing complex processes with diverse groups of stakeholders Proven history of delivering projects against established timelines Experience communicating with senior leaders Strong negotiation skills Do you have these qualifications?
