Senior Project Manager (Construction, Midwest US) Austin Industrial. Read the prime contract and ensure all reporting obligations and deliverables are identified and complied with. Hold customers, subcontractors, and vendors accountable to the performance of the agreements. Develop a plan to ensure proper allocation of materials and resources. Set up and manage document control systems including drawings and specifications, submittals, RFIs, correspondence, meeting notes, etc. Coordinate with ATS to establish project DFS folders and access rights. Review submittals for proper coordination and adherence to plans and specifications. Prepare project correspondence. Lead progress, planning, and safety meetings. Be responsible for mobilization activities on the project; coordinate with the superintendent on site security, temporary power, utility connections, placement of office trailers, storage locations for materials, and ingress/egress plans. Review subcontractor bids, issue agreements after negotiations, ensure bonds/insurance are in place, and engage Risk Management for non-pre-approved revisions to boilerplate agreements. Administer project completion tasks, including closeout documentation, completion reports, and collection of final monies due. Review and evaluate subcontractor pay applications, approve and code invoices, and ensure closeout documentation and punch list items are resolved before final release of retainage. Monitor subcontractors and vendors for adherence to performance and payment obligations; notify Risk Management or the surety as required. Prepare closeout documents and customer pay requests; ensure billing is accurate and timely and address payment delays to expedite payment. Distribute change requests for pricing and schedule impact; prepare proposed change pricing with cost and schedule evaluations; maintain changes in the project change order log; obtain customer approvals in writing before construction begins. Provide preconstruction services (technical, value engineering, constructability, schedule, preliminary budget) to assist customers in project evaluation and development. Analyze and manage budget and quantity updates for job cost reporting; ensure daily time and quantity reporting is timely and accurate. Establish and maintain job cost reporting in accordance with company policy; develop methods to increase efficiency, productivity, and profitability; review productivity reports with the project team and take measures to meet or beat budgeted costs. Review and approve Work Plans; manage the change order process to ensure comprehensive evaluation, submission, and execution of all change orders; ensure changes are included in job cost. Accountability for project profit/loss with proper controls and proactive measures to meet or beat budgeted costs; review labor cost reports with the superintendent and keep field supervisors informed of unit costs relative to the bid estimate. Ensure the efficient use of the companys equipment fleet. Develop and maintain project schedules; ensure updates reflect change orders, field performance, material availability, and other factors affecting the schedule; review Look Ahead schedules as required by contract documents. Qualifications

Four-year undergraduate degree in a technical discipline. PMP certification or ability to obtain within 1 year. Strong computer skills, mathematics, communication, and technical writing; aptitude for mastering additional required skills. Understanding of engineering or construction principles; ability to read and interpret project drawings and specifications. Ability to forecast costs for self-performed work and determine appropriate labor and equipment resources. Compliance with all applicable laws, ordinances, and building codes; adherence to company policies and procedures. Management competency in Lump Sum, Unit Price, and Time & Material projects. Ability to contribute to project pursuit efforts and effectively present to groups. Other
