Senior Project Manager (Construction, Midwest US) – Austin Industrial, a business of Austin Industries. Responsibilities
Read the prime contract and ensure all reporting obligations and deliverables are identified and complied with.
Hold customers, subcontractors, and vendors accountable to the performance of the agreements.
Develop a plan to ensure proper allocation of materials and resources.
Set up and manage document control system including drawings and specifications, submittals, RFIs, correspondence, meeting notes, etc. Coordinate with ATS to establish project DFS folders and access rights.
Review submittals for proper coordination and adherence to the plans and specifications.
Prepare project correspondence and lead progress, planning, and safety meetings.
Coordinate mobilization activities on the project with the superintendent (site security, temporary power, utility connections, office trailers, materials storage, ingress/egress plans, etc.).
Review subcontractor bids, issue agreements after negotiations, ensure bonds and insurance are in place, and engage Risk Management for non‑pre-approved revisions.
Administer tasks for project completion, including closeout documentation and final payments.
Review and evaluate subcontractor pay applications, approve and code invoices, and ensure closeout documentation and punch list items are resolved before final retainage release.
Monitor subcontractors and vendors for performance and payment obligations; notify Risk Management or the surety as required.
Prepare closeout documents and customer pay requests; address payment delays to expedite receipt.
Distribute and negotiate change requests with pricing and schedule impact; maintain a change order log.
Provide preconstruction services (technical, value engineering, constructability, schedule, preliminary budget) to assist customers in project evaluation and development.
Develop and manage project cost controls, schedules, and communications to meet or beat budgeted costs and schedule.
Ensure compliance with applicable laws, ordinances, building codes, and company policies.
Lead the project team to promote safety, quality, teamwork, respect and efficiency; maintain effective relationships with customers, owners, engineers, subcontractors, and suppliers.
Lead the project team to achieve safety objectives; review and approve the project safety plan and conduct safety observations with corrective actions as needed.
Qualifications
Four-year undergraduate degree in a technical discipline.
PMP certification or ability to obtain within 1 year.
Strong computer, math, communication, and technical writing skills with aptitude for additional required skills.
Understanding of engineering or construction principles; ability to read and interpret drawings and specifications.
Ability to forecast costs for self-performed work and determine labor and equipment resources aligned with project needs.
Compliance with all applicable laws, ordinances, building codes, and company policies.
Experience managing Lump Sum, Unit Price, Time & Materials projects.
Ability to contribute to project pursuits and present effectively in groups or interviews for project competitions.
