Physical Planning, Development & Operations (PPDO) manages campus activities related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital and space planning, space management, and related business services. The MEP Project Manager operates independently as a project management professional through planning, design, construction, and commissioning phases of medium-scale to large-scale Capital construction projects. The role aims to improve the design and performance of physical infrastructure and building systems. Projects may include new construction or alterations, inside buildings, site work, and exterior utilities. Project scopes may include architectural, structural, civil, mechanical, electrical, and landscape disciplines. Project management assignments span from inception through completion, including oversight of the A&E design consultants, stakeholder coordination, bid document preparation, budget reconciliation, value engineering, and approvals; construction phase responsibilities include bidding, contract awards, schedule management, submittal review, meetings, utility coordination, inspections, progress reports, payment reviews, change orders, budget management, commissioning, and closeout (including warranty work). The emphasis is on delivering functional, reliable, maintainable, energy-efficient, sustainable facilities with long operating life and successful turnover to campus operations personnel. Budgeted Salary: $110,000 - $130,000 annually. Salary commensurate with skills, qualifications, and experience. The salary will not exceed the posted range. 35% - Project Management Bids or negotiates construction contracts, reviews and manages construction activities, including contractor's schedule, RFIs, submittals, change order requests, and punch lists; monitors construction milestones and critical path activities. 20% - Design Development Hires architectural, engineering, and consultant firms to develop project requirement definitions and design criteria; prepares layouts and detail drawings; provides direction and management of architects and engineers. Reviews cost estimates, establishes project schedule and budget, and ensures plans and specifications conform to building codes, University, and Office of the President requirements. Drives a University vehicle as needed to visit job sites. 10% - Planning Formally establishes project plan, coordinating with other units and offices to secure funding and facilitate transfers. 10% - Programming Meets with clients to help define project scope and program. Manages the project program. 10% - Conflict Resolution Acts as a liaison among project participants and resolves problems or conflicts, including recommending solutions to disputed issues or contractor claims. 5% - Closeout Ensures project closeout, turns over Operations and Maintenance Manuals and record drawings to Physical Plant Services, and provides training for campus stakeholders. 5% - Reporting Creates project schedule and budget in project management software, with regular reporting and KPI updates as required by the University and regulatory bodies. 5% - Organizational Activities Performs administrative activities not directly related to projects, including serving on committees representing the department or unit. Required Qualifications

Bachelor's degree in related area and/or equivalent experience/training. Thorough working knowledge of building and construction practices, design, contract administration, and California Building Codes, including industry standards. Ability to manage a construction project through all phases, including document assembly, budgeting, bidding, scheduling, progress meetings, change orders, commissioning, and closeout. Minimum six years of progressively responsible experience in construction project management. Technical familiarity with at least five building systems or project disciplines (e.g., Architectural, Civil, Building Envelope, HVAC, Electrical, Plumbing, Fire Protection, etc.). Analytical, organizational, and problem recognition/avoidance/resolution skills. Strong written and verbal communication skills; ability to communicate complex technical concepts to non-technical audiences. Proven ability to manage contractors and consultants and maintain scope and budget compliance. Strong computer skills with MS Office, MS Project, Adobe Acrobat, Bluebeam, AutoCAD, and database systems (FAMIS, Tririga, Filemaker, or equivalent). Experience with team and consensus building, facilitation, and public speaking; ability to prepare clear, professional reports and interact effectively with stakeholders. Preferred Qualifications

Bachelor's degree in Engineering, Project Management, or Construction Management. California PE license within 12 months of employment or reciprocity; LEED AP/Green Associate; PMP. Knowledge of the University and its infrastructure and planning. Familiarity with Public Works contract law and statutes. Experience with energy efficiency projects, including payback and cost-benefit analysis. Special Conditions of Employment
