Salary range: $88,596.00-$98,395.00
(minimum 5 years experience) The Property Manager oversees the operations of a property portfolio and manages the assistant property manager and administrative assistant. Key responsibilities include ensuring accurate billing and revenue collection, managing expenses and repairs efficiently, minimizing liabilities, administering lease terms, providing timely reports, and maintaining strong relationships with clients, tenants, and vendors. The Property Manager must think like an owner. RESPONSIBILITIES Manage a portfolio of retail, office, and industrial properties, supervising the assistant property manager and administrative assistant. Act as the landlord’s representative, maintaining positive relationships with tenants and vendors, and being visible and accessible to tenants. Develop proactive tenant relations and retention programs. Participate in employee selection and training. Work extended hours and weekends as needed. Oversee billing and collection of monthly tenant invoicing. Ensure accurate invoicing for non-regular billings (quarterly, semi-annual, or annual CAM, taxes, insurance, rent). Keep property owner informed about tenant collection issues, lease expirations, and tenant options. Align property management with the client’s investment plans to achieve their goals. Approve non-budgeted, major, or CAPEX expenditures following policies and procedures, including labor and lien releases. Prepare and review financial reports, budgets, and CAM reconciliations. Monitor tenant sales reports, communicating trends to owners and leasing agents. Develop and update an annual CAPEX plan, recommending repairs or replacements. Coordinate maintenance requests and monitor vendor performance. Solicit vendor bids, set scope of work, and inspect performance. Supervise vendors and conduct site inspections. Report insurance claims and respond to after-hours emergencies. Abstract leases and understand major clauses affecting operations and income. Coordinate tenant construction and move-ins. Manage onboarding of new properties. Liaise with legal, accounting, insurance, and tax professionals. Prepare and review leases, renewals, amendments, and payment plans. Maintain property files and records. Serve legal notices to tenants and attend court if necessary. Monitor management agreement requirements and participate in ownership meetings. QUALIFICATIONS College degree preferred. Real estate license required. Minimum 5 years experience as a Property Manager in commercial real estate management (residential experience not applicable). Retail experience is essential. CRRP or CSM designation preferred. Strong communication and organizational skills. Ability to handle multiple tasks and lead others effectively. Proactive problem-solving skills. Ability to work independently. Proficiency in MS Word, Excel, Outlook, Adobe, and PowerPoint. Valid driver’s license and insurance. Clean background check.
