Maintenance Supervisor

Plan, schedule, and supervise the maintenance staff in the performance of daily activities including maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections of the property, correct unsafe practices, and train all maintenance staff in the correct handling of chemicals, supplies and equipment. Participate in department or regional meetings and community events; lead safety and department meetings with staff. Coordinate with vendors and contractors for installation, maintenance, and repair work. Maintain budget for the department and ensure projects and scheduling fall within budgetary guidelines. Prepare specifications for major planned projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality and conformance to specifications and cost requirements. Purchase/order maintenance supplies, materials, and appliances cost-effectively; maintain appropriate inventory. Ensure service requests are assigned and completed by the team within required timeframes. Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC quality standards. Maintain and update all assigned service requests using Yardi Mobile until completion and closure. Troubleshoot and train maintenance staff on various trades (e.g., electrical, plumbing, HVAC, boiler controls, fire alarms, locks) to assess functionality and recommend repair or replacement. Adhere to all company safety policies and ensure a safe environment for employees. Comply with OSHA safety regulations and applicable laws regarding health, safety or environment, following WBPC’s procedures and policies. Qualifications
Minimum of 5 years’ related maintenance experience; property management experience preferred. Proven ability to supervise and lead a large team. Advanced understanding of trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. HVAC and EPA certifications preferred. Strong communication and interpersonal skills with management, partners, vendors, and residents. Proficiency with small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair. Basic computer skills (mobile device and PC). A valid license may be required for this role. Must be available for regular on-call work, emergency calls, and off-hours/overtime as required. Must be able to lift up to 50 lbs. Benefits
