Overview
The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, design and construction, capital investment program management and facility maintenance and operations for Amazon’s corporate office portfolio across multiple countries. We partner with suppliers to ensure quality, innovation, and operational excellence with Amazon’s business and utilize customer driven feedback to continuously improve and exceed employee expectations. GREF’s Workplace Design and Construction team is looking for a Senior Construction Manager to drive construction services on projects, including tenant improvements, new builds, expansions, and renovations of Amazon corporate facilities. Responsible for delivery of projects from outset of design through operational turnover, this role operates on both strategic and tactical levels, acting as an internal ambassador, educator, analyst, solutions architect, and implementer. The role collaborates with leadership and other stakeholders to set a budget and schedule, then drives project objectives, scope, space allocation, cost, prioritization, and sequencing of requests within the set parameters. This role builds strong design and construction project teams that thrive through collaboration and manages contractor performance to ensure timely completion, cost compliance, standards, and other requirements and regulations. Responsibilities
Represent GREF to internal customers for the delivery of their space. Work closely with and influence internal and external stakeholders, including architects, design consultants, contractors, and subcontractors, to ensure decisions are made at the appropriate level and Amazon's priorities remain the driving factor. Develop and monitor project budgets, track costs, and prepare forecasts. Manage change orders and contract modifications, review and approve payments. Identify and mitigate project risks, ensure compliance with contracts and regulations, monitor safety standards and requirements, and resolve project issues. Hold landlords accountable to lease terms, including premises delivery timing and condition. Ensure tenant improvement allowances are collected in a timely manner. Provide management of design and construction projects, including: develop project strategies and ensure appropriate resources are allocated to complete projects in accordance with strategies; develop and maintain project timelines. Lead project meetings and progress reviews. Provide feedback on design guidelines, including minimum specifications and basis of design for various building systems. Guide construction activities, including contractor selection, contract negotiations, budget approvals, change orders, procurement methods, scheduling, and subcontractor management. Evaluate, approve, or reject design changes proposed by customers and designers. Basic Qualifications
7+ years of professional experience required, with a significant portion in Real Estate Development, Architecture/Design, and/or Construction Management. Experience building and managing a team or department within a startup or entrepreneurial setting, particularly one with both proprietary and contract resources. Highly competent with personal computers and productivity software, including Microsoft Office, MS Project, and SharePoint. Preferred Qualifications
University/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline; or an additional 10 years of relevant professional experience in lieu of a degree. Keen understanding of sourcing/procurement, building systems and maintenance, vendor management, and customer service. Familiarity with legal terms and structures for standard commercial contracts and leases. The base pay for this position ranges from $81,200/year in our lowest geographic market up to $181,600/year in our highest geographic market.
