Property Manager – Affordable Housing

About the Role Join a mission-driven team committed to providing quality, affordable housing in the Madison area. We’re seeking a proactive, resident-focused Property Manager to oversee the daily operations of a portfolio of affordable housing communities. This leadership role is hands-on: you’ll ensure properties are well-maintained, budgets are met, compliance requirements are achieved, and residents feel valued and supported.
Key Responsibilities Manage all aspects of operations—maintenance, leasing, tenant relations, and vendor coordination—across multiple affordable housing properties. Prepare and manage annual operating budgets, monitor expenses, and optimize revenue while keeping affordability front and center. Coordinate preventive maintenance, inspections, and capital improvement projects to keep buildings in excellent condition year-round Lead and mentor on-site staff, fostering a collaborative, service-oriented culture. Ensure full compliance with local, state, and federal housing regulations, including HUD, LIHTC, and other affordable housing program requirements. Build strong, respectful relationships with residents to enhance satisfaction, retention, and community engagement.
Qualifications 3+ years of property management experience, ideally within affordable, subsidized, or mixed-income housing. Working knowledge of HUD/LIHTC or other affordable housing program compliance and reporting. Strong financial acumen with experience creating and managing budgets. Excellent communication, leadership, and problem-solving skills. Familiarity with property management software and MS Office Suite. Ability to respond to after-hours emergencies and manage seasonal maintenance needs (snow removal, fall prep, etc.).
