COPT Defense Properties Position Summary

Works with the Supervisor in ensuring integrity of financial information for development, tenant improvement, capital projects, third party construction and depreciation activity in compliance with generally accepted accounting principles (GAAP), company policy and contractual relationships. Ensure internal controls are in place to mitigate risk of material misstatement of financial statements. This is accomplished by reconciliation, analysis and execution of various tasks and identified internal control activities within the development department. Position Summary

This is accomplished by reconciliation, analysis and execution of various tasks and identified internal control activities within the development department.

Essential Functions

Perform assigned month-end activities for assigned processes such as Development, Capital Expenditure, Tenant Improvement, Depreciation and/or Third Party Construction. Propose and/or record monthly journal entries including labor allocations, PIS, Capitalized Operating Expense, Depreciation Expense, and expense accruals. Prepare tenant billings as necessary. Prepare required variance analysis and financial projections as required. Ensure internal controls are maintained. Monitor and review PAY invoices to and vendor Contracts/Change orders to ensure timely vendor payment and recording as well as proper coding. Support the consolidated review and maintenance of the job cost ledger. Review activity for data integrity. Identify and resolve any discrepancies. Set up and close jobs, update job statuses, monitor approved budget vs actual and resolve discrepancies Provide ad-hoc analysis as required. Preparing various indirect tax filings including personal property and business licenses returns.

Secondary Responsibilities

Participates in maintaining the internal controls and policies of COPT. Communicates any deficiencies in controls to Supervisor. Participates in due diligence process for acquisitions, dispositions, or financings which requires intense effort in a compressed timeframe. Other job- related duties as assigned.

Qualifications

Education -

Bachelors Degree in accounting. For an internal applicant, if you are currently working towards a bachelors degree in accounting, you will be considered. Completion of degree is expected within 18-24 months of entrance into position.

Further Training -

CPA or CPA Candidate preferred.

Professional Experience -

2-4 years related accounting experience with increased responsibility and strong performance necessary. Will consider college graduate with internship experience.

Computer Skills -

Intermediate/advanced proficiency utilizing Microsoft Office applications (Word, Excel, and Outlook) and ability to learn company specific software. Ability to adapt to new or changing software programs. Familiarity with accounting systems such as Voyager required.

Strong analytical, technical, and interpersonal communication skills required. Demonstrated ability to manage and comprehend multiple and complex business transactions and documents simultaneously with good and possibly independent judgment. Strong problem-solving skills. Must possess solutions-based approach to identified areas of opportunity. Demonstrated ability to consistently meet deadlines and work independently and in a team environment. Must be able to work independently. Must possess a working knowledge of GAAP. Strong customer service orientation for internal clients.

Pay Range: $76,000 - $105,000
