Overview
We are seeking a highly experienced and motivated Construction Project Manager to join our client team. As a Construction Project Manager, you will be responsible for planning, coordinating and managing construction projects from concept, design, construction, and into occupancy. The ideal candidate must be extremely organized, able to manage multiple projects, be self-driven, and have experience in commercial construction. You will work with firm leadership and internal/external project teams to ensure cross-functional stakeholder participation in delivering successful projects. Your responsibilities include managing project budgets, creating detailed schedules, and overseeing general contractors and vendors to ensure optimal execution and timely delivery to our clients. You will conduct regular site inspections, review construction plans and specifications, identify risks and implement proactive measures to mitigate them, and ensure work is performed to the highest quality standards. This position may require travel up to 25%. Based in South Denver / onsite when not traveling. Responsibilities
Planning, coordinating, and managing all phases of construction projects, including initiation, planning, execution, monitoring, and closeout. Aligning project objectives, scope, and deliverables with federal lease terms and client requirements. Developing and managing project schedules and budgets; managing general contractor performance for cost efficiency and timely delivery. Liaising with tenant end-user government agencies, architects, engineers, contractors, and subcontractors to monitor progress, resolve issues, and ensure compliance with federal lease specifications and quality standards. Managing procurement processes, including bid evaluations, contract negotiations, and vendor selections. Overseeing the project budget, maintaining cost control, managing change orders, and suggesting cost-saving measures. Conducting regular site visits to assess progress, identify risks, and ensure compliance with lease/regulatory requirements. Directly manage owner, architect, and construction (OAC) meetings. Maintain solid and empathetic communication with internal leadership, general contractors, and stakeholders to provide project updates and foster strong working relationships. Your Tasks
Develop comprehensive project implementation plans and schedules, including resource allocations and end-to-end timelines. Align with Principals to execute procurement strategies. Coordinate and oversee construction activities with the general contractor, ensuring adherence to schedules and specifications. Monitor project progress, track KPIs, and report status to leadership and key stakeholders. Ensure compliance with federal lease requirements. Validate and ensure completeness of construction project documentation (contracts, permits, drawings) and compliance with local building codes and regulations. Manage project change orders from the general contractor and government agency. Review and approve payment applications with Principals based on project completeness. Conduct regular meetings to facilitate communication and address challenges to meet project objectives. Attend project design and construction meetings. Provide regular updates and reports on project status, milestones, budget, and risks. Execute thorough project evaluations and implement corrective measures as needed. Required skills and qualifications
Bachelors degree in construction management, architecture, or related field preferred. 7+ years of relevant experience in construction project management with a track record of delivering projects on time and within budget. Strong knowledge of construction methodologies and building codes. Excellent project management skills, including planning, organizing, prioritizing, multi-tasking, and attention to detail. Proficiency in reading and interpreting technical documents, including project plans and construction schematics; knowledge of fundamental construction means and methods. Strong leadership and communication skills to manage project teams, leadership, and stakeholders. Analytical and problem-solving skills; time management to meet deadlines. Proficiency in construction project management and scheduling tools. Familiarity with sustainable construction practices and green building certifications. Technical skills in Office Suite, Bluebeam, and construction software programs. Preferred skills and qualifications
Knowledge of risk and issue management and budget management principles. Experience in managing large-scale construction projects. Knowledge of jurisdictional construction regulations, permits, and approval processes. Strong financial understanding and experience in project budgeting and cost control.
