The Senior Operations Construction Manager role is critical to ensuring our properties are move-in ready as soon as possible. If you enjoy, leading activities in a fast-paced environment ensuring they are completed for customer-ready efficiently, safely and within budget, then this role is for you.
As the Senior Operations Construction Manager, you are leading a team of Operations Constructions Managers (OCM) in the region and Operations Construction Coordinator (OCC). You are an integral part of the Customer Experience Team (CET) working with your peers from leasing, property management, and maintenance to ensure our buildings remain best in class and our tenants receive world-class customer service. It also means having great relationship-building skills to build trusted partnerships with vendors, public agencies, customers and internal teams to ensure timely and coordinated delivery of our spaces.
This role is perfectly positioned to optimize our real estate portfolio by having a deep understanding of the features and functions within our properties that influence rental behavior.
This position reports to the local Market Officer with supplemental reporting to the Regional Construction Operations Team.
Key responsibilities include:
Responsible for the development, management, and performance of the market OCM team. Mentor and encourage the professional growth of the OCM team, fostering a collaborative and high-performing work environment. Expert on building construction systems, interpreting construction plans and knowledgeable of local building codes Highly proficient in leading Global Construction and procurement programs in local markets Highly engaged with global procurement and development, and oversight in market level high-value complex and CLS Tenant Improvement (TI) projects Demonstrate strong understanding of local market and project needs. Strategically manage internal resources and project allocation to optimize efficiency and productivity. Collaborate with Capital Deployment team on new acquisitions. Participate in initial site evaluations and feasibility studies to assess potential acquisition targets. Define scope of work for CapEx projects and develop detailed budget estimates, ensuring alignment with overall financial goals and constraints. Manage high level market CapEx budget, work with OCMs and RECX within market for unbudgeted expenditures. Collaborate closely with Director, Operations Construction to ensure all budgetary decisions are strategic and support the overall vision and objectives of Prologis. Maintain strong relationships with Authorities Having Jurisdiction (AHJ). Collaborate with Entitlement and Environmental teams as necessary to address issues that have wide-ranging impacts on the market, such as zoning changes, permit requirements, and environmental regulations. Represent Prologis's interest in meetings with city officials, regulatory bodies, and other stakeholders. Monitor trends in local market including pricing, labor, and strategic placement of preferred construction partners. Take a high level view of our preferred vendors and balancing the workload across our portfolio and adding new vendors where appropriate. Cultivates an innovative environment by piloting and implementing new technologies and ideas. Demonstrates strong market presence, is highly engaged, and contributes to strong partnerships with peers and stakeholders across the organization. Building blocks for success
Required:
5+ years of Project management experience with a commercial general contractor, real estate owner, and/or the owner's representative preferred Aptitude for construction management, tenant improvement implementation or related educational background suitable for learning the trade. Proficiency in Property Improvements, Roofing, Construction, Tenant Improvements and Renovations Proficient with or ability to quickly learn new technologies (i.e. Excel, MS Project, Google Earth, ACAD viewer, Bluebeam, and Smartsheet) Preferred:
Bachelor's degree in Construction Management, Architecture, or Engineering (Civil or Structural); or applicable and equivalent experience in the Construction Management field, Industrial Real Estate. Comfortable working under pressure and to tight deadlines, demonstrating exceptional problem-solving skills. Proficient with construction/project management software. Ability to identify opportunities for upgrading and maximizing the value of real estate portfolios. Experience in preparing and managing budgets, along with a strong understanding of financial and accounting principles. Familiarity with obtaining competitive bids, conducting bid analysis, and experience with vendor, contractor and resource management.
Hiring Salary Range of: $124,000 - $171,000. Salary and whole compensation package (bonus target) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
