Overview
Construction Operations Manager oversees all aspects of construction for multifamily and student housing projects within our portfolio. This role is responsible for managing project budgets, schedules, and quality standards while ensuring compliance with building codes and regulations. The Construction Operations Manager serves as the primary liaison between development teams, contractors, and senior leadership, providing clear communication and reporting on progress and risks. This position requires strong leadership skills, deep knowledge of construction practices, and the ability to deliver projects that align with organizational goals and investment strategies.
What You Will Do
Provide support in executing Capex and Value-Add projects, helping to monitor budgets, timelines, and deliverables. Ensure project data and documentation are kept up-to-date in Pigment, Northspyre, and I Love My Community, and assist team members with tool usage as needed.
Manage vendor relationships, including qualification and onboarding, annual compliance reviews, and performance evaluation. Ensure clear communication with vendors on contracts, invoicing, and payments while maintaining a high-performing and reliable vendor pool.
Direct the contract management process, including review, approval workflows, finalization, and document storage, to ensure accuracy, compliance, and organizational efficiency.
Coordinate the development and distribution of project reports to executives and stakeholders, tracking status, performance, and capital planning insights.
Provide oversight of project data within Pigment, Northspyre, and other platforms, conducting regular reviews to ensure integrity and accountability across all initiatives.
Support the annual Capex planning process, including establishing file structures, auditing documentation, and coordinating with site teams, Maintenance, Development, and other stakeholders to prepare accurate and complete project proposals.
Assist with the creation of presentation materials for executive and board-level review, ensuring proposals are supported by clear data and aligned with organizational priorities.
Partner cross-functionally with Development, Design, Accounting, Asset Management, and other business groups to resolve action items, secure information, and drive project momentum.
Occasional travel may be necessary as needed
Perform all other duties and tasks as assigned by management

Ideally, You'll Have
Bachelor’s degree in Construction Management, Engineering, Real Estate, or related field.
7+ years of construction management experience, with a focus on multifamily or student housing projects.
Strong knowledge of construction processes, building systems, and real estate development.
Proven track record of managing budgets, schedules, and contractor performance.
Excellent communication and leadership skills with the ability to manage cross-functional teams.
Proficiency with construction project management software and Microsoft Office Suite.

Pay Range USD $110,000.00 - USD $125,000.00 /Yr.
Additional Compensation Employees may be eligible for discretionary bonuses, typically ranging between 10-15% of base salary annually, depending on individual and organizational performance.
Compensation Disclosure The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs. This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements.
