Summary of Job Description The CFT Associate Property Manager (APM) is responsible for the overall performance and profitability of assigned commercial real estate portfolio by controlling costs, maintaining excellent tenant relations, and maximizing the potential of each property through quality control and operations management. The CFT APM manages vendors and service contracts, maximizing opportunities for enhanced service quality, improved operating efficiency, cost savings, and maintaining CFT standards for property appearance and tenant satisfaction. The CFT APM coordinates with vendors to resolve property repair and maintenance issues independently on a timely basis. The CFT APM reviews recurring charges in Yardi for all tenants to ensure accuracy and makes billing changes and corrections as needed. This position confirms the coding of property invoices (e.g., property tax, utility, repair and maintenance invoices) is accurate and payment is processed on a timely basis. The CFT APM must prepare annual operating budgets and conduct annual reconciliation for the assigned properties. Responsibilities include: Financial Management:

Preparing annual property budgets, maximizing net operating income, reviewing and analyzing financial statements, approving expenditures within budget, auditing and ensuring proper coding of invoices, and processing payments timely. Tenant Management:

Inputting leases, renewals, assignments, escalations, and amendments into YARDI, managing rent collection, and reconciling rent and NNN recovery charges. Vendor Management:

Ensuring timely and cost-effective property maintenance, selecting and negotiating with vendors, and monitoring vendor performance for compliance. Operational Management:

Managing new property setups, conducting inspections, maintaining property condition, and overseeing capital and tenant improvements. Portfolio Planning and Reporting:

Engaging in annual planning, participating in monthly reviews, and taking corrective actions. Special Assignments/Projects:

Managing assigned projects and performing special tasks as directed. Residency Requirement:

Must reside in Chicago or Florida. Benefits include:

Bachelor's degree in Business or related field, at least five years relevant experience, YARDI experience, candidate for IREM CPM/BOMA RPA/ICSC CSM, and ability to obtain a Food Handler's Card within 30 days. Pay Range: $90,000 - $126,500 annually, with individual pay determined by location and experience. Additional Information
