Overview
Synergy, a leading Boston commercial real estate firm, is seeking a Senior Property Manager for an assigned portfolio of commercial offices. The Senior Property Manager will manage and oversee property management operations, revenue maximization, expense control, and tenant relations in the portfolio independently and/or through management of staff. Responsibilities
Build, lead and mobilize a team to drive the business strategy and financial performance of the assigned portfolio. Create a culture that is highly motivated to operate a best-in-class operation and meet or exceed customer expectations and defined portfolio goals. Lead collaboratively with all functional groups to produce results with strong communication and teamwork. Maintain strong judgment and business acumen to establish and maintain key internal/external relationships. Direct strategy for the portfolio, using creative problem-solving and a solution-oriented approach to recommendations for future success. Develop, coach, and mentor property management team to build the portfolio’s talent pipeline and support career progression. Operate effectively in a matrix organization where teamwork is essential. Tenant relations: develop tenant experience and engagement programs; build relationships with customer decision makers to retain long-term tenancy; conduct biannual tours with PM and Engineering teams. Accountable for financial performance of the property/portfolio to meet or exceed NOI goals; develop and manage operating and capex budgets; track variances and provide financial reporting. Collaborate with other departments to drive the portfolio’s service levels and operations; identify revenue opportunities (e.g., parking, utilities, amenities, etc.). Oversee coordination of assigned portfolio initiatives, projects, strategic planning, and ESG/sustainability efforts. Ensure compliance with company policies and safety requirements; oversee health, safety, and welfare of tenants and employees; emergency response planning and crisis management. Develop familiarity with lease sections related to operating provisions, services, expenses, tenants’ use, and landlord obligations. In Collaboration With Property Manager
Engage contractors with appropriate expertise to service the property in accordance with lease requirements and company standards; solicit, negotiate and administer service contracts. Support collections efforts by coordinating with tenants and accounting staff; review tenant alteration plans and ensure required documentation is obtained. Regularly tour tenant spaces and common areas to ensure building systems operate properly and spaces remain clean and maintained. Provide additional services to tenants and enhance work order revenue; review and approve all POs and invoices; provide operational backup for projects and staff. Assess staff performance and conduct reviews; assist Leasing Group with leasing tours as needed; oversee vendor insurance certificate requirements. Maintain knowledge of company databases and reporting tools; participate in potential dispositions/acquisitions; stay informed on industry best practices. Requirements
Bachelor’s degree in Business Administration or Real Estate or related field required. Minimum 6 years of progressively responsible commercial office property management experience. RPA and/or CPM certification is a plus; LEED accreditation coursework/desireable. Strong technical understanding of mechanical, electrical, and plumbing (MEP) systems; experience with real estate software (e.g., Yardi, MRI); prior supervisory experience. Familiarity with ADA and OSHA; knowledge of security and life safety protocols. Proven leadership abilities; ability to work autonomously and as part of a team; strong organizational and prioritization skills. Excellent written and verbal communication and interpersonal skills; proficiency with Microsoft Office; ability to manage multiple deadlines in a fast-paced environment. Benefits and Company info
