Position Title Analyst, Investments & Underwriting Department Acquisitions Reports To Vice President, Underwriting and Portfolio Management Location Hybrid FLSA Status Exempt Salary Range (see job posting) Job Summary
The Analyst, Investments & Underwriting will support Evergreen Real Estate Group’s acquisition and development initiatives by conducting detailed financial modeling, market research, and portfolio analysis. This role offers a high level of exposure to affordable housing finance, asset strategy, and real estate investment fundamentals. Reporting directly to the VP of Underwriting and Portfolio Management, the Analyst will collaborate across teams—including Development, Asset Management, and Executive Leadership—to support both property-specific and portfolio-wide financial goals. Responsibilities
Acquisitions & Development Underwriting: Develop and maintain financial models for prospective acquisitions and new development opportunities. Evaluate property-level performance, feasibility, and investment risk. Structure deal terms including capital stack options (debt/equity). Research and validate market comparables for rents, sales, construction costs, and real estate taxes. Research & Market Analysis: Compile and synthesize research from internal and third-party sources. Monitor trends in housing policy, market dynamics, and regulatory environments. Build and maintain relationships with third-party research firms, brokers, and financial analysts. Form independent opinions on market direction and investment positioning. Consultant & Vendor Coordination: Coordinate due diligence processes including Phase I reports, PCNAs, and appraisals. Manage relationships with third-party consultants; ensure timely deliverables and quality outcomes. Review technical documents and summarize findings for internal stakeholders. Portfolio & Asset Performance: Monitor the performance of Evergreen’s existing portfolio and contribute to strategy. Analyze operations and financial outcomes to identify risk, inefficiencies, and optimization opportunities. Support asset re-forecasting, recapitalization planning, and long-term investment scenarios. Tools & System Development: Recommend and implement modeling tools, software solutions, and data infrastructure improvements. Identify valuable data sources and reduce manual work in underwriting and portfolio management tasks. Strategic Support: Work closely with leadership to define growth markets, asset strategies, and innovation initiatives. Contribute to Evergreen’s investment theses and help refine underwriting standards and best practices. Education & Experience
Bachelor’s degree in finance, Economics, Real Estate, or related field required. Minimum 1 year of experience in real estate finance, banking, or investment. Experience with affordable housing finance (e.g., LIHTC, Section 8, HUD) strongly preferred. Licenses & Certifications
Continuing education in real estate finance or modeling preferred Technical & Physical Skills
Advanced Excel skills, including experience with financial modeling and scenario analysis. Familiarity with data science tools (e.g., R, Python) for data manipulation and visualization. Ability to read and interpret construction budgets, appraisals, and technical documentation. Strong written and verbal communication skills. Other Requirements
Highly organized, with the ability to manage multiple projects and deadlines concurrently. Self-starter with analytical curiosity and commitment to mission-driven real estate work. Willingness to grow and take on additional responsibility as the role evolves. Skills
