The Vice President of Real Estate & Leasing will oversee all lease negotiations, renewals, and landlord relationships across the portfolio, ensuring the company secures favorable terms that align with long-term growth and operational priorities. This role is responsible for setting portfolio strategy, managing landlord negotiations, and ensuring that lease-related decisions are aligned with broader business goals. The VP will lead and oversee two Regional Facilities Managers, ensuring prioritization of the right locations based on landlord negotiations, lease expirations, and operational considerations. The position reports directly to the CEO.
This individual will be a strategic leader with strong commercial real estate expertise, excellent negotiation skills, and the ability to translate portfolio data into actionable insights. Success in this role requires balancing financial discipline with operational needs, while maintaining strong landlord and partner relationships.
Key Responsibilities:
Strategic Lease Management
Oversee lease renewals, expirations, and negotiations across the national portfolio.
Establish portfolio-wide strategies to secure favorable lease terms, extensions, or terminations.
Prioritize locations based on financial performance, landlord negotiations, and operational needs.
Direct and support two Regional Facilities Managers to ensure lease and facilities priorities align with company strategy.
Provide guidance on negotiations, landlord escalations, and property-level decision-making.
Foster collaboration between facilities, operations, and finance to ensure efficient execution.
Landlord & Stakeholder Relations
Serve as the senior point of contact with landlords, property managers, and real estate representatives.
Lead high-stakes negotiations and resolve escalated operational or compliance issues.
Build and maintain long-term relationships to drive favorable outcomes for renewals and rent structures.
Operational & Compliance Oversight
Ensure lease compliance, identify risks in clauses, and mitigate exposure through proactive negotiation.
Oversee preparation of lease abstracts, reporting, and escalations of legal or operational risks.
Coordinate with accounting and finance teams to ensure accurate reflection of lease terms in financial systems.
Reporting & Analytics
Develop and present portfolio reports and dashboards for executive leadership, highlighting risks, opportunities, and upcoming renewals.
Provide data-driven recommendations to inform strategic decision-making and capital allocation.
Support audit processes by ensuring lease documentation, amendments, and correspondence are archived and accessible.
Qualifications
Bachelor’s degree in Business, Finance, Real Estate, or related field (MBA preferred).
10+ years of progressive experience in commercial real estate or lease administration, including multi-site portfolios.
Demonstrated success in high-volume lease negotiation and landlord relationship management.
Leadership experience managing teams and cross-functional stakeholders.
Strong analytical skills and ability to translate financial and operational data into strategic insights.
Advanced knowledge of lease databases, CLM tools, and Microsoft Office Suite.
Exceptional communication, negotiation, and relationship-building skills.
Highly organized with the ability to balance long-term strategy with urgent execution needs.
