Overview
Asset Manager role at Liliʻuokalani Trust. The Asset Manager oversees the strategic management of a portfolio of holdings to ensure the sustainability and growth of the organization’s resources. Responsible for development and implementation of business plans and all administration functions of the assigned portfolio. Utilizes advanced analytical techniques to create and preserve value through proactive asset and cost management, project procurement, and asset maximization by assessing market trends and opportunities, conducting portfolio valuation, and developing strategic business plans for the assigned portfolio. Responsible for strategic analysis, monitoring asset performance and risk profiles, and implementing plans to maximize cash flow and/or financial returns on the assigned portfolio by leasing, improving or disposing of assets. In collaboration with the Real Estate team, proposes portfolio structures, potential acquisitions, forfeitures, divestitures and development projects supported by in-depth analysis and forecasting of real estate investment risks and opportunities. This role supports LT’s mission-related programs and the Queen’s legacy.
Essential Responsibilities
Researches, develops, and implements business planning and strategic real estate growth actions to improve and maximize cash flow from the assigned portfolio – primarily lease up, redevelopment and development real estate assets, and real estate allocated for charitable uses. Prepares and oversees financial analysis and reports including operating and capital improvement budgets, business plans, financial proformas, feasibility analysis, sensitivity analysis; and prepares consolidated quarterly and annual budgets and forecasts. Monitors financial performance of the portfolio; identifies areas for improvement. Implements strategies to maximize returns and minimize costs. Oversees third-party consultant work related to project analyses and projections, development managers, planning, architects and engineers, land title, encumbrances and surveys, property management, and real estate leasing/sales. Manages project procurement, including directing and implementing approved business plans, monitoring costs and execution, and ensuring timely completion. Reviews potential acquisitions and dispositions, and makes recommendations including supporting data that portrays forecasted cash flow potential. Collaborates with internal stakeholders to identify development opportunities and plans for LT’s assets. Meets with external partners to gain intel and develop potential strategies, processes, and performance forecasts. Develops strategic alliances in competitive markets. Leads acquisition activity from proposal to deal closure. Markets LT’s assets to generate interest and captivate potential venture partners. Negotiates purchase agreements. Asset Administration
Conducts lease administration for the assigned portfolio, including lease assignments, amendments, compliance and collections. Fosters and maintains relationships with external partners and tenant points of contact. Conducts due diligence and underwriting of potential acquisitions and dispositions. Transitions acquired assets into portfolio; identifies and prepares assets for disposition. Conducts periodic physical inspections to ensure optimal asset performance. Prepares operating budgets and financial forecasts for the portfolio. Oversees on-site personnel as needed. Manages third party relationships with collaborators, consultants, real estate professionals and networks. Engages with community stakeholders and partners to stay informed of local and national investment trends. Performs quarterly analysis on investment performance and returns; provides ad hoc reports to Executive team and Trustees with recommended actions when required. Qualifications
Bachelor's degree with concentration in business, finance, accounting, real estate or equivalent professional experience. At least 5 years of related experience in asset management or real estate investment, including value-add, redevelopment, or development. Financially astute with proforma/DCF modeling, IRR, ROI, and complexity handling; strong negotiation skills and a proven track record. Strong knowledge of applicable local, state, and federal laws and regulations. Well organized and detail-oriented with demonstrated project management experience. Excellent verbal, written, and presentation skills; business writing experience preferred. Proficiency with MS Office; MAC OS experience helpful. Industry accreditations (e.g., CCIM, CPM, CRE) preferred. Mental and Physical Demands
