Position Summary
The Lease-Up Manager is responsible for leading and executing all leasing, marketing, and occupancy initiatives during the critical lease-up phase of a new or recently renovated multifamily property. This role ensures the successful stabilization of the community by driving traffic, converting leads, building resident relationships, and collaborating closely with construction, marketing, and property operations teams.
Essential functions and responsibilities will include but are not limited to:
Leasing Strategy & Execution
Develop and implement a comprehensive lease-up plan that includes leasing goals, timeline benchmarks, and resident engagement strategies. Oversee daily leasing operations to ensure occupancy goals are achieved on schedule. Conduct leasing tours, manage application process, and maintain a high closing ratio.
Marketing & Outreach
Partner with internal marketing team to coordinate advertising campaigns, social media efforts, website listings, and digital lead generation. Organize and participate in local outreach events, partnerships, and promotions to build community awareness. Monitor market trends and competitive properties to adjust marketing strategies and rental pricing accordingly.
Lead Management & CRM Oversight
Manage all incoming leads, follow-ups, and CRM activity to ensure timely and personalized responses. Track leasing metrics and provide weekly reports to leadership on traffic, conversion rates, and occupancy progress.
Team Leadership & Training
Train and supervise on-site leasing consultants during the lease-up period. Ensure staff is knowledgeable on property features, application procedures, Fair Housing compliance, and customer service standards. Create a strong team culture focused on accountability, enthusiasm, and results.
Operational Coordination
Coordinate with construction, maintenance, and operations teams to ensure units are delivered on time and meet move-in standards. Ensure all units are properly staged or made ready for leasing tours and occupancy. Oversee the move-in process to ensure positive resident experience.
Resident Engagement & Retention
Build strong resident relationships from the first point of contact through move-in and beyond. Collaborate with site staff to plan community events and foster a welcoming environment. Support early retention strategies to minimize turnover post-stabilization.
Qualifications:
3+ years of experience in leasing, marketing, or property management; prior lease-up experience strongly preferred. Proven track record of meeting or exceeding lease-up goals. Knowledge of Fair Housing regulations and best practices. Proficiency in property management software (e.g., Yardi, RealPage, Entrata). Excellent communication, leadership, and sales skills. Ability to multitask, adapt quickly, and lead in a fast-paced environment. High-energy, results-driven, and customer-focused mindset.
Working Conitions:
Must be available to work weekends, evenings, and holidays as needed during the lease-up phase.
