Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial administration, and risk management. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities

Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks Prepare weekly/daily office & maintenance staff schedules and assignments Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with Company policies and procedures Financial Management: aim for strong net operating income through effective cost control and revenue/leasing improvement; identify trends and recommend actions Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure timely property closeout and accurate ownership financial reports Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems Ensure effective leasing techniques, follow-up, lease signing/documentation, and reporting accuracy Address resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter) Show, lease, and move-in prospective residents Administrative & Maintenance Management: ensure all administrative and leasing reporting is accurate and timely Head the property emergency team; respond to emergencies in accordance with guidelines to minimize liability Manage customer service quality and monitor maintenance service requests and responsiveness Maintain property appearance; conduct regular inspections and ensure timely repairs Plan and utilize property resources, equipment, and supplies cost-effectively Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness Education/Experience

High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry, or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform on-site software functions; basic computer skills required Knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Regularly communicate with others; may involve repetitive motions; may require overtime, weekends, and night hours for emergencies Remain stationary or move about the worksite; operate in various environments and conditions Occasional climbing, lifting up to 25 lbs, and exposure to various weather conditions and environments License/Equipment

Must have reliable transportation due to on-call/emergency requirements Salary Range : $60,000 per year to $65,000 per year This job description is not all-inclusive and may be modified at any time.
