The Director of Property Management leads the strategic, operational and administrative management of the Alutiiq and Afognak Centers in Anchorage and Kodiak. Responsibilities

Overseeing facility operations Project coordination Lease and rental management Provide strategic program-related guidance of ongoing operations and procedures for the Alutiiq Center & Afognak Center’s maintenance, marketing, facility leasing/renting activities, along with administrative management of operations based in the Anchorage and Kodiak offices. Responsible for organizational efficiency by setting goals, monitoring work, evaluating results and confirming objectives and operating requirements are within the Afognak Native Corporation strategic plan, mission and core values. Manage the daily operations of the Alutiiq Center in Anchorage and Afognak Center in Kodiak, ensuring the upkeep of the facility and leading the front desk, maintenance and event staff to uphold the highest standards of health, safety, security and environmental stewardship. Collaborate with senior staff to develop and implement operational infrastructure of systems, processes, and personnel to accommodate the performance and growth objectives of the corporation. Continuously evaluate operations to maximize performance and quality of the Alutiiq and Afognak Centers. Spearhead special initiatives aimed at bolstering administrative support for operational efficiency and enhancing internal and external relations. Oversee the fiscal responsibilities, including budgeting, profit and loss analysis, and expense control for the Anchorage Alutiiq Center, the AQ Facility Service Center, the Kodiak Facility Service Center, the Kodiak Shareholder space and the Real Estate. Administer office resources, staff support, event support and building maintenance (including preventative, replacement and emergency protocols) to meet the directives of the Board and Executive Management, adhering to maintenance manufacturers’ specifications, codes and industry benchmarks. Recruit, develop, and lead the administrative support staff, event staff, and facility technicians at the Anchorage and Kodiak offices, optimizing office functionality and adherence to established communication procedures. Foster teamwork to develop, lead, and enhance operating plans. Actively maintain and enhance the Alutiiq Center’s lease agreements through business development efforts, professional interactions with tenants, and collaboration with corporate personnel, the Board, contractors, and vendors; fostering relationships that ensure the facility’s optimal performance and positive rapport. Ensure strategic oversight of the Afognak Center’s operations, including rental coordination, event execution, client relations, vendor management, facility inspections, issue resolution, rental growth, and performance reporting to enhance client satisfaction and drive the rental’s success. Formulate strategies and collaborate with external partners and Afognak personnel to identify and capitalize on workforce development opportunities related to facilities, leasing, rentals or other specialized projects. Encourage maximum performance and dedication through continuous staff development. Undertake additional property-related projects as delegated. Adhere to the Alutiiq values of harmony, mutual respect, efficiency, full disclosure, and respect for Elder knowledge, culture and heritage enshrined in ANC Policies. Perform other duties as assigned. Required Qualifications & Experience

College Degree or equivalent in business management, economics, accounting, real estate, finance, or liberal arts Minimum 4-6 years in property management or related field, with proven track record. Experience in a leadership role, particularly managing large-scale operations and leading a team. Experience with project management, including demonstrated financial management, budgeting, problem solving, decision making, as well as thinking laterally and offering positive creative solutions. Excellent written and verbal communication required, including a robust understanding of business English, grammar, and office protocols. The ability to exercise sound judgment and maintain confidentiality regarding corporate and Board matters. Possessing strong interpersonal abilities, excelling in teamwork, and adept at personnel management. Demonstrate excellence in organizational skills with the ability to meet deadlines and prioritize work effectively. Able to balance multiple tasks and deadlines. Proficient in Adobe and all MS Office applications, including Access, Excel, Word, PowerPoint and Outlook. Valid state driver’s license with a clean driving record, to qualify as an authorized driver under the Corporation's established auto and insurance policy requirements. Able to adhere to all safety and health rules and regulations. Periodic travel, both in-state and out-of-state, is required. Willing to work days, evenings, nights, overtime, weekends, and holidays as required. A demonstrated ability for strategic planning, leading teams, and achieving corporate objectives. Proven marketing and business development capability. Established network of industry contacts. Preferred Qualifications or Skills
