$134,000 annually General Manager (Gateway Apartments) Prime Residential’s General Managers have full responsibility for maximizing the long-term operating performance of two or more properties, or a single large-scale asset with a substantial unit count. General Managers serve as the executive onsite lead, balancing resident experience, financial performance, compliance, ownership communication, and community engagement. This role is both internally operational and externally facing: General Managers not only direct property operations and mentor onsite teams but also represent Prime Residential with tenant associations, neighborhood boards, and community stakeholders. They oversee renovation planning, rent control compliance, act as the final escalation point for resident issues, and partner directly with ownership and asset management on financial strategy, pricing, and variance management. General Managers are viewed as key stewards of Prime’s brand and standards of excellence, ensuring financial success, operational consistency, and reputation across all communities under their leadership. Community & Stakeholder Engagement Represent the property in meetings with the GTA tenant association and BCNA board, addressing resident concerns, safety issues, and policy discussions Build strong relationships with local government officials, community leaders, and neighborhood associations to reinforce Prime’s reputation and influence Act as a visible, executive-level leader in the community, ensuring transparency and responsiveness Policy & Renovation Oversight Coordinate and manage renovation goals, standards, and capital improvement initiatives in collaboration with ownership and asset management Review and adjust policies and procedures to align with rent control regulations and operational needs Partner with Legal and Asset Management to ensure compliance while pursuing long-term asset value growth Leadership & Escalation Management Serve as the final escalation point for resident complaints beyond front desk and resident management resolution Approve pricing strategies for renewals, new leases, and adjustments, ensuring compliance with rent stabilization requirements and ownership expectations Provide mentorship to community directors, assistant managers, and emerging leaders to strengthen their financial and operational decision-making capabilities Build a culture of accountability, growth, and high performance across onsite teams Ownership & Financial Liaison Maintain daily and biweekly communication with ownership and asset management, delivering insights on performance, risks, and opportunities Lead budget development, forecasting, reclasses, accruals, and variance analysis, ensuring financial accuracy and transparency Oversee and refine pricing strategy in partnership with ownership and asset management, balancing market dynamics with regulatory frameworks Act as a trusted business partner to ownership, ensuring their goals are consistently aligned with onsite execution Operational Excellence Drive Prime’s standards in talent management, marketing, customer experience, and asset preservation across assigned properties Conduct regular inspections and audits to ensure compliance with company, community, and regulatory standards Provide ownership and senior leadership with clear, timely reporting on operations, financials, and resident experience metrics Disclaimer This job description is subject to change at any time. Requirements What You’ll Need BS/BA degree or equivalent training and professional experience 5+ years of progressively responsible experience in residential property management (multi-site or large-scale asset experience strongly preferred) 3+ years of proven leadership experience overseeing teams and cross-functional collaboration Strong knowledge of rent control regulations, fair housing laws, landlord/tenant laws, and renovation policy oversight Demonstrated expertise in budgeting, financial forecasting, reclasses, accruals, and pricing strategy Ability to represent Prime effectively in ownership meetings, board meetings, and public/community forums Proficiency in MS Office Suite (Word, Excel, Outlook, Teams) and property management platforms (RealPage, Yardi, OneSite, etc.) Exceptional communication, negotiation, and problem-solving skills with the ability to build consensus across diverse stakeholders Prime is an equal opportunity employer.
