Property Manager Commercial
to oversee the daily operations of a portfolio of properties under management. The Property Manager has primary responsibility for setting measurable business goals and objectives, assuring the timely preparation of annual and capital budgets, and managing project functions related to tenant construction and capital projects. The property manager should offer superior customer service and relationship management by being proactive and responsive to tenant needs. Essential Job Functions
Oversee daily operation of all properties, working alongside the leasing team in the preparation of available spaces for lease. Conduct regularly scheduled and unscheduled on-site inspections of common areas, tenant spaces, vacant spaces, mechanical rooms, roofs, exterior perimeter, and other areas. Make appropriate repairs, changes, alterations, etc., as deemed necessary. Supervise the on-site maintenance staff, providing specific goals and objectives related to day-to-day operation of the buildings. Draft/review and execute Independent Contractor and Service Agreements (janitorial, landscaping, HVAC maintenance, snow removal, etc.), ensuring all pertinent insurance information is received and verified. Strong background in HVAC maintenance required for both rooftop units and central chiller and boiler plants. Approve all maintenance and repair invoices for payment. Establish and maintain open/positive relationships with tenants. Responsible for developing and implementing tenant retention programs throughout all properties. Welcome new tenants and coordinate/perform initial inspections in conjunction with delivery of premises. Quickly respond to all property emergencies 24/7. Position Requirements
Bachelor’s degree required. Industry accreditation and/or designation preferred. Minimum of five years of commercial multi-tenant, multi-story office building and multi-site responsibilities. In-depth knowledge of HVAC and Building Management systems. Highly organized, motivated, self-starter. Demonstrated leadership and interpersonal skills. Excellent MS Office skills including the ability to prepare correspondence (letters, memos, emails, reports, etc.). Education
Associate (Preferred) Experience
Property Management: 3 years (Preferred) License/Certification
Driver's License (Required) Work Location
