Your Team

The Office of Asset and Property Management (APM) protects the city\'s investment in affordable housing and ensures properties remain stable and affordable long-term. APM monitors performance and regulatory compliance and connects people to affordable housing opportunities. APM comprises the Divisions of Asset Management, Property Management and Housing Supervision. The Division of Asset Management proactively identifies at-risk buildings and portfolios, tracks physical and financial condition, and oversees compliance with regulatory agreements. It works with owners, partners, and HPD\'s Office of Development to reposition projects through financial assistance, management changes, or ownership changes. Your Impact

As an Asset Manager in the Multifamily Rental Portfolio within the Division of Asset Management, you will oversee a portfolio of more than 10,000 units of affordable rental housing. You will work with property owners and partners to ensure properties remain affordable and well-maintained financially and physically, and identify properties that may require enforcement actions or additional City assistance. Your Role

Work directly with property owners and internal and external partners to promote and ensure responsible ownership of a portfolio of affordable rental housing projects. Your Responsibilities

Work with the unit\'s third-party data management system to collect and record requisite project documents Monitor and analyze financial statements, arrears information, building condition reports, and other information to assess project financial and physical health Review regulatory agreements, mortgages and other legal documents to determine compliance obligations Review risk ratings and other data to monitor and prioritize at-risk or distressed projects Manage the intake of inquiries from developers and property managers Review and facilitate capital and operating reserve withdrawal requests to ensure reserves are used effectively to promote healthy properties Recommend and pursue corrective actions for properties with poor health or compliance issues Develop plans with internal and external partners to correct performance or compliance issues Assist and/or facilitate various real estate transactions within your portfolio (e.g., mortgage confirmations, satisfactions, subordinations, and property transfers) Collaborate on special projects as needed Qualifications

Preferred Skills Must be curious, motivated, and work well independently Excellent written and verbal communication skills Strong analytical and research skills Experience with financial analysis Experience reading legal documents Background in affordable housing, asset/property management, or auditing/accounting is preferred Experience with Excel Minimum Qualifications A baccalaureate degree from an accredited college and two years of experience in community work or related duties; or High school graduation or equivalent and six years of related experience; or Equivalent education/experience with at least one year of related experience as described above Residency and Benefits
