Execute a comprehensive and strategic real estate market plan throughout the entire real estate lifecycle for the assigned territory. Collaborate with local broker teams and the Real Estate Senior Analyst to develop, refine, and execute the market plan. Collaborate with construction, design, facilities, finance, and asset management to ensure successful store launches from site identification through opening and ongoing lifecycle. Be responsible for site selection of new store locations and opportunities for existing store repositioning. Manage local real estate broker teams to uphold standards for executing new store growth plans. Mentor RE Coordinator partners, incorporating personal development plans, goal planning, and exposure opportunities. Conduct field tours with key stakeholders of potential and existing locations. Work with legal counsel on lease negotiations in the assigned territory. Manage a pipeline of LOI and lease negotiations to meet growth targets in near and long-term market planning. Prepare LOIs, site approval packages, and other financial reports and analysis, including site submittal packages for Real Estate Committee (REC) review. Present proposed site approval packages at monthly REC meetings in the assigned territory. Travel frequently within the territory to understand retail trade areas, traffic, demographics, and market shifts, planning for future opportunities. Maintain regular communication with operational partners and periodically present strategy and priorities for new store openings or relocations within the territory. Develop and maintain relationships with key developers and external business partners, managing expectations accordingly. Represent Five Below at select regional and national ICSC conventions. Qualifications
Bachelor’s Degree or Master’s Degree in Business Administration or real estate/finance-related concentration preferred. 3+ years of experience in retail real estate is required. 2+ years of experience in market planning, site selection, and deal negotiation. Working knowledge of regional retail markets, shopping centers, and major developers. Experience managing third-party service providers, including master brokers, local market brokers, and outside counsel. Strong communication, presentation, analytical, and problem-solving skills with the ability to tailor messaging to the audience. Strong negotiation and transaction management skills. Ability to work in ambiguous environments, identify and solve problems, and manage change. Detail-oriented, self-motivated with strong deadlines. Solid understanding of real estate practices and related legal principles. Benefits
