Real Estate Manager - Texas at
Five Below . The role is based in Texas or open to relocating to Texas and involves leading and executing the real estate strategy for the assigned territory. Responsibilities
Execute a comprehensive and strategic real estate market plan throughout the entire real estate lifecycle for the assigned territory Collaborate with local broker teams & Real Estate Senior Analyst to develop, refine, and execute the market plan Collaborate with construction, design, facilities, finance and asset management to ensure successful store launches from site identification through opening and ongoing lifecycle Manage site selection of new store locations and existing store repositioning opportunities Effectively manage local real estate broker teams to meet standards for executing new store growth plans Manage/mentor RE Coordinator partner, incorporating personal development plans, goal planning and exposure opportunities Conduct field tours with key stakeholders of potential and existing locations Coordinate with legal counsel on lease negotiations in the assigned territory Manage a pipeline of LOIs and lease negotiations to achieve aggressive growth targets Prepare detailed LOIs, site approval packages and financial reports for Real Estate Committee (REC) meetings Present proposed site approval packages at monthly REC meetings in the assigned territory Travel frequently within the territory to maintain understanding of retail trade areas, traffic, demographics and market shifts Communicate with operational partners and present strategy and priorities for new stores and relocations Develop and maintain relationships with key developers and external business partners Represent Five Below at select Regional & National ICSC Conventions Qualifications
Bachelor’s Degree or Master’s Degree in Business Administration or real estate/finance-related concentration preferred 3+ years of experience in retail real estate required 2+ years in market planning, site selection & deal negotiation Working knowledge of regional retail markets, shopping centers & major developers Experience managing third-party service providers including master brokers, local market brokers and outside legal counsel Strong communication, presentation, analytical, and problem-solving skills Strong negotiation and transaction management skills Ability to work in an ambiguous environment, identify and solve problems, and manage change Self-motivated with attention to detail and deadlines Understanding of real estate practices and related legal principles Explore our benefits site to discover perks and support we offer: benefits.fivebelow.com/public/welcome Equal Opportunity Employer .
