Sociable Mortgage LLC What you'll do: The Closer/Funder manages loans from clear-to-close through funding. This role prepares final closing documents, balances with settlement agents, and coordinates borrower signings. After closing, the Closer/Funder reviews executed packages, verifies investor and warehouse bank requirements, and authorizes funding through the warehouse line. Accuracy, timeliness, and fraud prevention are critical. Review final approval (clear-to-close) and confirm all lender/investor conditions are met. Prepare and deliver Closing Disclosure and final settlement figures. Balance fees with title/escrow and resolve discrepancies. Generate and deliver closing package to settlement agent. Coordinate borrower signing and settlement. Communicate with LO/team all pertinent loan statuses. Request wire and deliver documents to warehouse bank. Review executed closing package for accuracy and completeness. Confirm warehouse bank and investor requirements are satisfied prior to funding. Validate and secure wire instructions with settlement agent to prevent fraud. Authorize and release loan funds through warehouse bank. Communicate funding status to title/escrow, investor, and internal staff. Track and reconcile funding activity with warehouse bank. Maintain compliance with regulatory, investor, and warehouse bank requirements. Requirements: Experience: Minimum of 2-3 years of experience as a Mortgage Closer or in a related role. Industry Knowledge: Strong understanding of mortgage closing processes and regulatory requirements. Knowledge of applicable regulatory and legal compliance obligations, rules and regulations, industry standards and practices.
