Tallahassee, Florida - Community Leasing Specialist LIHTC / Housing Experience Preferred Location: Gardens at South City, 2612 Country Club Drive, Tallahassee, Florida, 32301 Position Summary: The Community Leasing Specialist interacts directly with prospective and current residents by marketing, showing and leasing apartment homes in a courteous and prompt manner. Responsibilities
Prepare the property for receiving guests prior to opening per established procedures. Lease apartments and actively promote products and services to achieve and exceed occupancy goals. Assist with day-to-day operations of the community (answering phones, data entry, processing work orders, planning/hosting resident functions, updating the community newsletter). Conduct site tours for prospects; showcase community amenities; present model apartments and available market-rate units. Develop and implement effective telephone, personal sales and customer service techniques. Design marketing campaigns to generate activity and generate leads; decorate units as show units. Maintain accurate inventory of available apartments, prospective residents, and renewal information. Contact current residents to renew leases and negotiate rent increases where applicable. Prepare lease-related documents, move-in and welcome packages; explain lease terms and ensure documents are completed accurately before move-in. Conduct pre-qualifications and rental verifications in accordance with company and housing rules. Follow established policies for qualification, screening, and acceptance of applicants. Assist with move-in/move-out procedures and inspect units to ensure cleanliness and readiness. Qualifications
Education High School Graduate or GED for consideration. Associate’s degree or equivalent (2-year college or technical school) preferred. Experience / Specialized Knowledge Sales and customer service experience. Property management software and LIHTC experience preferred. Other Requirements Complete in-house training within the first 90 days of employment. Professional demeanor with a passion for the work and a drive for success.
