Greystar Job Description Summary: A leasing consultant executes the property’s marketing, leasing, event management, and renewal strategies to achieve occupancy, revenue, and resident retention goals by creating an exceptional living experience from first tour to long-term residency. As the first point of contact for prospective residents, you will guide them through the leasing process with professionalism and enthusiasm, and support planning and executing engaging events to foster a vibrant community. Job Description

Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartment homes, continuing the relationship with prospects through follow-up and discovery, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Collects all pertinent information from prospective residents at move-in and records as appropriate. Continuously updates the market survey to stay informed about current market and competitor conditions that may impact occupancy, market rent, and sales results; develops and implements short- and long-term marketing plans and goals to sustain occupancy; follows established policies related to concessions and programs to boost occupancy. Designs and executes marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs, and using internet marketing tools (Craigslist, Facebook, e-mail, and other websites) in accordance with property marketing plans. Uses on-site property management software (Entrata, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture relevant information about residents. Ensures show units meet company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs to the maintenance team, merchandising the show unit, and preparing the leasing office for daily activities. Executes lease renewal activities by preparing renewal letters and packages, contacting renewing residents in advance of move-out dates, and ensuring renewal documents are signed on time. Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests. Demonstrates customer service skills by treating residents with respect, answering questions, and addressing maintenance concerns; acknowledges residents by name where possible. Attends community and networking events, aligns with local associations, and participates in outreach marketing to drive traffic and generate leads. Follow-up – Maintains an accurate prospect database using the CRM; performs meaningful follow-up and coordinator courier deliveries as needed. Sales collateral – Organizes and ensures an adequate supply of sales collateral and outreach packets; maintains files for realtors and moving companies. Maintains copies of floor plans in hard copy and digital formats. Hourly range:

$21.00 - $25.00 . Additional Compensation

Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance. Onsite Property Positions: Eligible for weekly, monthly, or quarterly bonus programs. Benefits
