Leasing Consultant - Multi-Site Luxury Apartments RangeWater is seeking a Leasing Consultant to execute the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role involves leasing to new residents, ensuring resident satisfaction throughout the term of the lease, and securing lease renewals.

Responsibilities

Performs all sales and leasing activities in person to achieve revenue and occupancy goals: greeting and qualifying prospects, conducting property tours and showing apartments, processing applications, credit screening, and background checks; preparing the lease and move-in package; ensuring a smooth move-in and lease signing; completing various accounting, administrative, and other reports; and performing other duties as assigned.

Designs and executes offsite marketing activities to drive traffic to the property, including resident referral and employer outreach programs, internet marketing, social media, and other property-specific plans and programs.

Gather, analyze, and interpret market and economic trends that may impact the property; monitor changes in technology, industry standards, and leasing tools and processes.

Lease enforcement processes including inspections, notices, collections, and actions as outlined in the lease; take appropriate action as needed.

Follow up with prospects and residents to ensure satisfaction and finalize lease or renewal decisions; support lease renewals with timely documentation and communication; respond promptly to resident concerns and coordinate resources as needed.

Maintain safety, cleanliness, and overall appearance of the property; report malfunctions; ensure show units meet company standards for show quality during daily leasing activities.

Stay informed about market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy; adhere to policies related to concessions and specials.

Other duties as assigned.

Work Hours and Environment Schedule 40 hours per week. Typical site hours vary by location and may include weekends.

Monday – Friday: 9am – 6pm

Saturday: 10am – 5pm

Sunday: 1pm – 5pm

Essential Requirements

Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied.

Office environment with frequent exposure to outside elements; temperatures, weather, odors, and/or landscape conditions may be unpleasant or hazardous.

Qualifications Education and Experience:

Education: High School Diploma or GED

Experience: Property management, sales, marketing, and customer service background sufficient to manage day-to-day operation of an apartment community (preferred).

Advanced Skills: Communication, presentation, and delivery skills with the ability to connect with people at all levels.

Computer Skills: Proficiency with internet, word processing, spreadsheets, and database management; strong experience with property management software (Entrata, Yardi, and/or OneSite preferred).

Licenses: Valid driver's license

Physical and Travel Requirements:

Must be able to push, pull, lift, carry, or move up to 20 pounds independently and up to 50 pounds with assistance.

Frequent standing, walking, reaching, bending, and occasional sitting and keyboard use.

Routine local travel may be required for meetings and training.
