The Building Engineer I is responsible for the daily operation, maintenance, and repair of building systems including heating, ventilation, air conditioning, plumbing, life safety, and tenant requests, as well as other tasks assigned by the Chief or Assistant Chief Engineer as required.
Responsibilities
Ensure that all building systems are operated safely, efficiently, and as originally intended. Systems include HVAC, water treatment plants, plumbing, electrical, mechanical, and fire/life safety.
Perform routine preventive maintenance and repairs to building systems and equipment. Assist Chief/Assistant Chief Engineer with data entry of building equipment and tasks, and scheduling of the Preventative Maintenance program.
Complete all service requests in a timely manner. Self-initiate service requests as needed.
Ensure compliance with all federal, state, and local codes and regulations.
Work with vendors and contractors within the building.
Troubleshoot and repair building systems.
Monitor all building systems.
Respond to building emergencies.
Identify opportunities to improve maintenance processes and make recommendations to superiors.
Respond to 24-hour emergency calls as required. Carry mobile phone as required for on-call duty.
Must be willing to work flexible hours including overtime, weekends, and holidays.
Maintain and control inventory as needed for cost-effective operations.
Prepare reports and documentation as required.
Strictly adhere to all safety rules and regulations.
Perform other duties as assigned.

Qualifications
Thorough understanding of HVAC, plumbing, electrical, and life safety systems. Must be current with emerging technologies.
Effective communication skills, both oral and written.
Ability to multi-task, prioritize, and work efficiently with excellent attention to detail.
Ability to work independently with little direction.
Advanced computer skills, specifically experience with Outlook, Word, and Excel preferred.
Good customer service skills.
Experience with multiple versions of BMS/EMS systems. Ability to assist with preparation and understanding of trend logs.
Blueprint reading skills required.
Reliable transportation.
Minimum four years of experience in commercial real estate maintenance and operations required.
Prior experience and working knowledge of Central Plant Equipment (Chillers, boilers, thermal storage, pumps, heat exchangers, Utility Services, Electrical Power Distribution, and Plumbing/Facility Maintenance).
Education
High school diploma or equivalency required; two-year degree (college or tech school) preferred.
CFC Universal certification required.
Additional certifications and licensing preferred.
Working Conditions
While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
