Role Description
The Preconstruction Department’s lead point of responsibility and accountability for estimating potential projects and assistance with business development while upholding company (Creativity/Communication/Quality), standard of daily performance, and procedure. This position is responsible for the department’s success in the development of a project from inception of opportunity, through the estimating phase to the handoff to the operations team. The position works closely with the Director of Operations and Director of Business Development within the local market. Key Responsibilities
Internal Oversee preconstruction and estimating activities and personnel within preconstruction department. Mentor and develop team members, providing guidance for career growth. Regularly review preconstruction schedules and deliverable dates for projects within the department. Hold weekly meetings reviewing opportunities and projects within the department to determine current capacity of department and individuals within the department. Attend weekly BD meetings to best understand upcoming opportunities and what is needed from preconstruction department and/or individuals. Attend or hold regular meetings with operations to align timelines and responsibilities for upcoming projects. Review cost estimates and proposals with Estimator or Senior Estimator prior to submission to external or internal client. Identify and communicate potential risks on projects that may impact timeline. Collaborate locally with national team regularly to address challenges and create better systems and processes for the department and division. Report on departmental progress and opportunities to upper management. Provide periodic reviews of all personnel within the department, provide feedback on career path. Create a positive culture and environment within the department. External Director of Preconstruction is the primary point of contact for our clients during the preconstruction phase, until a Preconstruction Manager and/or Estimator can be assigned. Attend/Host OEC/OAC meetings with Preconstruction Manager and clients to ensure all project team members are staying on schedule and tracking towards deliverables. Perform constructability design reviews alongside estimators and/or operations team members and A/E. Provide feedback to A/E on milestone design reviews and constructability. Provide feedback on budget to A/E and owner as necessary during preconstruction process. Attend pre-bid walks with estimators and conduct post-walk downloads on next steps with internal team. Attend meetings/pitches/interviews/events with or as requested from Director of Business Development or external clients. Identify and communicate potential risks on projects that may impact timeline and/or cost. Develop or identify alternate solutions to mitigate risk. Build and maintain relationships with clients including A/E firms, portfolio and property management and subcontractors. Seniority level
