to join our team in Minneapolis, MN. This position is responsible for providing work direction for pre-construction services to maximize Knutson Construction’s ability to secure profitable construction projects that meet the owner’s programs and budgets.

Responsibilities

Lead the preconstruction process through the design phase of large and complex projects, delivering The Knutson Experience.

Lead internal team of estimating support staff to build conceptual estimates, GMPs, and other large estimating efforts.

Serve as a critical point person during the preconstruction phase as a creative problem solver, collaborating with the owner and design team while challenging the team to deliver high value.

Position Knutson Construction for future negotiated opportunities by leveraging networking, past project success, and community involvement.

Collaborate with Operations and Business Development to pursue and secure profitable work, including participation in project pursuit interviews.

Manage preconstruction processes with stakeholders and help prepare projects for the start of construction.

Complete and review conceptual/program estimates from RFP responses and conceptual documents.

Develop risks and project approach plans for pursuits in coordination with Operations and Marketing.

Develop accurate cost estimates and GMPs, coordinating with project managers on front-end specifications, scopes, schedules, phasing, and logistics.

Provide real-time feedback on budgets and programs to all stakeholders.

Oversee documentation for presentations and perform real-time estimating, system analysis, and value engineering.

Oversee risk management related to project costs, subcontractor selection, construction methods, and contract reviews on hard bid and negotiated projects.

Leverage subcontractor relationships and identify scopes of work to win profitable work; research and build relationships with new subcontractors and vendors.

Develop accurate project schedules with senior operations and preconstruction staff on hard bid projects; review schedules on negotiated projects.

Manage bid takers, analyze bids, lead decision processes, and select subcontractors.

Manage project costs through preconstruction, contract pricing, buy-out phases, and support operations during construction.

Contribute to preconstruction content writing on RFP responses and identify opportunities to enhance projects.

Complete and/or review first-pass General Conditions and Fee Calculator on various procurement strategies (CMR, CMA, Best Value, Design Build).

Review Front-End Specifications and Scopes of Work completed by operations staff.

Provide coaching and training to Estimators to enhance skills and promote the preconstruction process.

Miscellaneous

Coordinate workload with the Director of Preconstruction and manage multiple projects in a fast-paced environment.

Work with Operations to conduct postmortem reviews to capture profitability insights for future bids.

Update and maintain data and Standard Operating Procedures related to preconstruction activities.

Maintain positive relationships with stakeholders to promote profitable project wins and future opportunities.

Promote self-perform opportunities and leverage technology to meet preconstruction needs.

Respond to and complete other duties, tasks, and projects as assigned.

Required Skills and Abilities

Strong management skills in leading preconstruction teams.

Ability to coach and train staff and lead this process with direct reports.

Strong planning, problem-solving, and troubleshooting skills in a cross-functional environment.

Collaborative, positive, and highly organized with excellent multi-tasking and prioritization skills.

Ability to travel to construction sites and physically review project sites, with related mobility requirements.

Ability to sit for extended periods and review plans/specifications; ability to lift bid documents up to 50 pounds as needed.

Minimum Education and/or Experience

Bachelor’s Degree in Engineering, Construction Management, Architecture or related field and a minimum of 10+ years of preconstruction/construction experience; or Associate’s Degree in a construction-related field and 15+ years of preconstruction/construction experience.
