Our client is seeking an experienced

Director of Pre-Construction

to take a leadership role in shaping multifamily residential projects from concept through construction documents. This is a high-impact opportunity to influence design efficiencies, drive value engineering, and ensure cost-effective, constructible solutions across a portfolio of exciting developments.

What You’ll Do

Lead pre-construction efforts, guiding design and construction documentation to reduce costs and improve efficiency.

Collaborate with architects, engineers, and consultants on contract documents, systems, finishes, and assemblies.

Provide conceptual and detailed construction cost estimates, budgets, and schedules.

Conduct constructability reviews and redline plans/specifications at key design milestones.

Develop RFPs, lead coordination with design-build subcontractors, and support Project Managers with data/forecasting.

Stay current with new construction technologies, materials, and industry innovations.

What We’re Looking For

Bachelor’s degree in Construction Management, Architecture, Civil Engineering, or related field

(preferred) .

10+ years of experience

in project pre-construction and estimating, with at least 5 years in a leadership role.

Preferred experience of 5 years or more in pre-construction and estimating of high-density residential and mixed-use projects.

Strong knowledge of construction practices, scheduling, safety standards, and estimating software.

Proficiency with MS Office; experience with AutoCAD, Revit, BIM, and Procore

a plus .

Excellent organizational, leadership, and communication skills.
