Title: AVP Mortgage Compliance Manager
Department: Compliance
Reports To: SVP Compliance Officer
Supervises: N/A (at some point, this role will have direct reports. Recommendation for reference: indicate if/when maintained)
Job Classification: Full-time, Exempt
Location: Hybrid – AL (Birmingham or Montgomery)
The AVP Mortgage Compliance Manager will help ensure that all mortgage-related operations adhere to federal and state regulations, as well as internal policies. This position is essential for maintaining the integrity and legality of the mortgage process. They will help build and refine processes to ensure regulatory obligations are addressed efficiently, accurately, and in full compliance with regulatory expectations.
Responsibilities
Help monitor changes in mortgage laws and regulations to ensure ongoing compliance
Audit accuracy of mortgage documents for compliance with applicable laws and regulations (e.g., required regulatory disclosures and timing of initial disclosure documents)
Ensure day-to-day compliance requests from mortgage team members are answered as appropriate in a timely manner
Oversee investigations by utilizing the credit union’s resources, i.e., system software, reports, databases, and system applications to help determine issues of non-compliance and/or suspicious activity
Review quality control reports and track finding resolutions to help rectify compliance issues
Collaborate with internal auditors to ensure all practices meet mortgage compliance standards
Assist with researching and responding to mortgage related consumer complaints and/or disputes
Perform general administration duties such as attending meetings, report production, etc.
Other duties as assigned
Qualifications Required:
Bachelor’s degree (BA/BS) or equivalent combination of education and relevant experience in the mortgage industry
Demonstrated proficiency in compliance monitoring and reporting tools, such as Meridian Link, Cognizant, and Nasdaq Verafin
5–7 years of experience in the mortgage or related financial services sector, with a strong focus on regulatory compliance
3–5 years of proven leadership experience in a supervisory or management capacity
Comprehensive understanding of federal and state mortgage regulations governing servicing and lending, including but not limited to:
Truth in Lending Act (TILA)
Real Estate Settlement Procedures Act (RESPA)
TILA-RESPA Integrated Disclosure Rule (TRID)
Home Mortgage Disclosure Act (HMDA)
Home Ownership and Equity Protection Act (HOEPA)
Secure and Fair Enforcement (S.A.F.E.) Act
Fair Lending practices
Regulation B: Equal Credit Opportunity Act (ECOA)
Fair Credit Reporting Act (FCRA)
Flood Disaster Protection Act (FDPA)
Strong working knowledge of the Bank Secrecy Act (BSA) and Anti-Money Laundering (AML) regulations, particularly as they relate to identifying suspicious activity and loan fraud
Must be flexible to travel within footprint up 25% (e.g., audits, compliance related issues)
Preferred
Compliance certifications (e.g., Certified Credit Union Compliance Expert or Certified Regulatory Compliance Manager CRCM)
