Job Title: Superintendent Department Group: Commercial Construction Reports to: Primary - Project Manager. Secondary – President, Vice President Position Type: Full-Time Overview

Commercial Ground Up Construction. Organize, direct and control the work of field personnel and the operation and maintenance of auxiliary equipment to meet contract objectives of cost, quality, time schedule, equipment conservation and safety. The Superintendent will manage and control assigned projects, including overseeing field operations, site safety, productivity, schedule, quality work, and coordination with trade contractors and suppliers. The Superintendent reports to the Project Manager for fulfilling duties and responsibilities. Additional Specific Duties To Include But Not Limited To

Work Procurement Participate in the marketing effort by making contacts and maintaining a network of possible clients and project leads Participate in presentation and proposal preparations, bringing constructability knowledge into the process Participate in determining sequence and activity duration on schedules for proposed projects Identify project leads Client Loyalty – maintain positive relationships with the owner and architect throughout the project(s) Maintain positive relationships with subcontractors and suppliers Pre-Construction – provide technical expertise throughout the Pre-Construction process Participate in constructability reviews and input for the project schedule during Pre-Construction Involvement in the estimate Safety – ensure job safety requirements are understood and implemented by all project personnel and trade contractors; strive for zero incidents Provide safety orientation for all subcontractors prior to their work; review safety programs and MSDS information Lead on-site safety meetings a minimum of once a week; document attendance Identify and correct safety hazards; report incidents to Project Manager Attend Quarterly Safety Meetings OSHA 30 certification to be attained within four months of hire (company will provide class) Perform weekly safety audits and correct non-compliant work Coordinate meetings with subcontractors, project team, and third-party safety consultant for critical activities Planning and Construction – review plans for constructability and schedules; advise on issues Understand contract with the owner, project estimate and budget setup, and trade contractor contracts Assist in quantity takeoff, pricing estimates, and detailed project schedule management Meet contract specifications and Company quality standards; coordinate work of subcontractors Coordinate procurement, delivery, storage and usage of materials and tools with the Project Manager Schedule and procure tools and equipment; coordinate with General Superintendent on availability Prepare and report daily labor breakdown Direct and counsel subordinates in improved construction methods Receive materials and sign bill of lading Work with subcontractors to expedite their contractual agreements Maintain daily diary of work progress, materials, and equipment; document subcontractor activity and delays Make periodic job site inspections with architect, engineer, client, and other inspection agencies Check cost and quality of work performed Prepare and submit field work orders for extras with pricing Assist owners, architects and others on field problems and finish selections Establish punchlist process and close-out procedures with Project Manager, Owner and Architect Advise the Project Manager on matters relating to the contract and job site Direct accurate preparation of labor time sheets, equipment utilization documents and cost source documentation Order and procure miscellaneous small materials with PM coordination Mentor and train other employees as necessary Maintain knowledge of current State and local municipality Building Codes This job description is not exhaustive; duties may change with or without notice Qualifications And Education Requirements

Five or more years of experience supervising ground-up construction projects of increasing complexity Ability to work under pressure and coordinate multiple activities and teams Basic knowledge of Microsoft Office (Outlook, Word, Excel) Ability to send and receive emails Strong English language skills, both oral and written Additional Notes

Must have own vehicle for frequent travel Use of all appropriate safety equipment is required Clean driving record Must be able to pass a Level 2 background screening Must be able to walk on uneven terrain, and climb stairs and ladders Available Benefits Include
