The Maintenance Supervisor is responsible for overseeing the property’s maintenance operations, leading a team of technicians, and ensuring all service requests, repairs, and projects are completed efficiently, safely, and to company standards. This position plays a key role in maintaining a safe, clean, and well-functioning community environment. Key Responsibilities

Direct and coordinate the daily work of the maintenance team, including repairs, installations, unit turns, and upkeep of common areas and grounds. Recruit, train, mentor, and evaluate maintenance staff, ensuring compliance with company policies and safety procedures. Perform regular inspections of the property, identifying hazards, correcting unsafe conditions, and reinforcing safe work practices, including proper use of chemicals and equipment. Serve as the main point of contact for vendors and contractors, scheduling and monitoring projects to ensure quality workmanship and adherence to budget. Assist with budget planning and manage expenses to keep projects and departmental costs on track. Draft project scopes, solicit competitive bids, and oversee vendor work for accuracy, safety, and compliance with requirements. Monitor and maintain inventory of tools, supplies, and appliances; place cost-effective orders to ensure adequate stock levels. Assign and follow up on service requests and make-readies, ensuring work is completed accurately, on schedule, and in line with company quality expectations. Document and close all service requests using Yardi Mobile or related systems. Provide hands-on troubleshooting and guidance for complex repairs, including HVAC, plumbing, electrical, and general building systems. Maintain compliance with OSHA and all applicable federal, state, and local regulations, as well as company safety standards. Participate in company or regional meetings, lead safety sessions with staff, and represent the property at community-related functions. Remain available for after-hours emergencies, on-call rotations, and overtime as needed. Qualifications

At least 5 years of progressive maintenance experience; multifamily or property management background strongly preferred. Demonstrated leadership skills with the ability to manage, train, and motivate a team. Broad knowledge of building systems and trades, including HVAC, plumbing, electrical, carpentry, appliance repair, and painting. HVAC/EPA certifications strongly preferred. Skilled in the safe use of hand tools, power tools, and small equipment. Excellent communication skills, with the ability to collaborate effectively with residents, staff, and external partners. Basic computer literacy; familiarity with Yardi or other property management software a plus. Must hold a valid driver’s license and be able to respond to after-hours emergencies. Seniority level
