Overview
Director of Preconstruction – Denver Market
is responsible for leading all preconstruction efforts in the Denver region. Reporting to the Vice President of Preconstruction, this role serves as the local leadership point for the preconstruction department. The Director will oversee and develop Project Directors and Estimators, ensure the accuracy and quality of budgets and proposals, and drive preconstruction operations in alignment with DCPS’s strategic goals. This position requires a strong balance of leadership, construction expertise, and data-driven decision making. Essential Functions & Responsibilities
Lead, coach, and manage the Denver-based preconstruction team, including Project Directors and Estimators. Develop and implement training programs, career paths, and performance plans for preconstruction staff. Oversee all estimating activities to ensure accuracy, completeness, and competitiveness of proposals. Review project estimates, takeoffs, and proposals to validate quality and assess risk. Ensure adherence to internal SOPs, project deliverables, and preconstruction schedules. Collaborate with Business Development and VP of Preconstruction to evaluate leads and target strategic pursuits. Monitor key metrics including backlog, win rate, budget variance, and proposal velocity. Analyze project and team data, translating insights into clear narratives for leadership. Provide reporting on Denver market performance, pipeline, and team status. Support Project Directors in complex or high-value pursuits with strategic guidance and oversight. Partner with Operations to ensure scope alignment, constructability reviews, and smooth handoffs. Implement and refine preconstruction tools, templates, and workflows for greater efficiency. Attend client meetings and participate in presentations to support project conversion. Serve as a culture leader within the Denver office, modeling professionalism and accountability. Qualifications
Minimum 6 years of experience in commercial construction, with at least 3 years in a preconstruction management role. Proven experience leading preconstruction teams and developing staff across multiple levels. Track record of delivering accurate, competitive estimates for projects ranging from $500K to $15M+. Strong knowledge of estimating practices, construction methods, and value engineering strategies. Data-driven with experience in analytics, forecasting, and reporting on preconstruction performance. Exceptional leadership, communication, and organizational skills. Proficiency with estimating and takeoff platforms (e.g., Bluebeam, PlanSwift, STACK, Sage Estimating). Advanced skills in Microsoft Excel (pivot tables, conditional formatting, etc.) and proficiency with MS Office Suite. Bachelor’s degree in Construction Management, Engineering, or Architecture preferred. Compensation & Benefits
