Our client is the prime manufacturer and builder in the Design Manufacture Construct (DMC) system. We manufacture huge building chunks that can be transported and assembled on-site into complex buildings quickly. Position: Director or Senior Manager, Estimating and Preconstruction Salary: $150,000 - $220,000 per year Location: Birmingham, AL (relocation available) Responsibilities
Drive competitive results for estimating endeavors Assign estimating requirements to support staff for each project, based on schedule and needs Coordinate technical proposal requirements with business development/marketing departments Develop initial project schedules and work plans Develop program and project risk analysis and clearly communicate risks to Leadership Build positive relationships and alliances with vendor and subcontractor community Develop detailed basis of estimates for the qualifications and assumptions of the estimate Work with Self-perform; perform detailed quantity-takeoff, labor estimates, and work plans for self-perform scopes of work (carpentry and concrete) Maintain and update databases used for conceptual and detailed estimates, including Bill of Materials Provide value analysis of plans & specifications including coordination, completeness, and clarity Communication and coordination with Design, Manufacturing, and Construction teams Assist program teams in change management estimating Document and communicate lessons learned into continuous improvement processes Monitor the department’s budgets, bids and GMPs; review and implement strategies to sustain efficiencies and accuracy Evaluate risk on projects when preparing bids or GMPs and ensure pricing supports profitability Develop, review, and implement pricing strategies with input from BD, operations, and related departments Coordinate preparations of bids and GMPs with operations and ensure proper operational input was provided (general conditions, logistics, planning) Work with MEP & BIM Services to assist with procedures and standards Prepare conceptual, schematic, design development and GMP estimates to support preconstruction activities and clients Maintain and adjust to Owner’s budget as required to maintain project budget Monitor design scope changes affecting budget or schedule; advise client on decisions Keep client informed of preconstruction progress and any significant technical problems/solutions and their effect on design and/or costs Identify and promote solutions to problems impacting progress or client relations Lead value engineering and value enhancement efforts for clients Prepare and/or oversee materials presented to owner, architect, or engineer Lead and perform constructability reviews of projects under preconstruction management Ensure smooth turnover from preconstruction/estimating to operations with proper handoffs Initiate billing processes and approve invoices prior to submittal to client Participate in client presentations as required and assist in contract review/approval Finalize GMP pricing with client to meet needs and profitability within terms Assist in negotiating owner contracts Assist and lead purchasing of subcontractors and suppliers or determine per project Contribute to new work acquisition efforts, including proposals and presentations Collaborate with BD leadership to plan and implement a business plan to improve services Maintain relationships with clients through construction and with related entities (architects, engineers, owner’s reps) Attend meetings with potential clients and develop relationships for future work Qualifications
Minimum of 7-10 years of experience in the Construction Industry Professional licenses and registrations are a plus Experience with technology such as estimating, scheduling, and project management High level of communication skills to lead meetings and client engagements effectively Legal and Equal Opportunity
