Brio is a specialized global commercial real estate asset services platform that manages and supports Blackstone’s Real Estate Debt Strategies business ("BREDS"). Brio provides critical infrastructure and capabilities for BREDS to allow for effective investments and management of its global portfolio. Brio is a division of Brio Real Estate. Brio Homebuilder Solutions specializes in financing single-family community development for regional homebuilders, offering financing solutions including land banking, horizontal A&D loans, and vertical construction loans. The team has originated over $20 billion in homebuilder loans since 1995 across five states in the western United States. BHS comprises ~30 full-time employees across originations, portfolio/asset management and operations.

What You Will Do

Deal Sourcing & Origination:

Identify and cultivate relationships with homebuilders, developers, and landowners to generate new business opportunities. Inherit and manage existing home builder relationships of the platform. Source land, acquisition and development (A&D), and construction loan opportunities for both vertical and horizontal development. Lead outreach efforts in key submarkets and maintain an active presence in industry networks (e.g., ULI, NAHB, local builder associations). Monitor public records, MLS, and land brokerage activity to identify acquisition signals. Develop and maintain referral networks with real estate attorneys, brokers, bankers, and engineers. Manage a team of support staff of 3–5 individuals. Initial Screening & Evaluation:

Perform preliminary underwriting to assess project feasibility and borrower qualifications; coordinate with credit underwriters to determine deal sizing, structure, and risk assessment. Deal Structuring & Execution:

Negotiate terms and conditions with prospective borrowers; develop and present investment committee memos and term sheets with credit and legal teams; act as the primary liaison for borrowers during due diligence and closing processes. Market Strategy & Intelligence:

Monitor housing trends, absorption rates, pricing dynamics, entitlement processes, and the competitive landscape in target markets; provide feedback on underwriting guidelines and lending parameters based on market conditions. Pipeline & CRM Management:

Maintain detailed tracking of pipeline activity, lead status, and deal progress using CRM tools; regularly report origination metrics and deal status to senior leadership. What You Should Have

Bachelor’s degree in finance, real estate, business administration, or related field (preferred). Proven experience in real estate finance, lending, or business development, particularly in homebuilder construction or development financing. Strong networking and relationship-building skills with a track record of successful deal sourcing. Excellent analytical skills with the ability to perform preliminary underwriting and assess project feasibility. Proficient in CRM software and Microsoft Office Suite. Strong negotiation skills and ability to communicate effectively with diverse stakeholders. Knowledge of real estate market trends and dynamics. Ability to travel as needed to accomplish duties.
