Essential Functions and Responsibilities

Summary The Regional Portfolio Manager oversees the operations of an assigned portfolio of communities, aiming to meet financial, compliance, and operational goals. They supervise staff and report to the Zone Portfolio Manager. Responsibilities include managing budgets, tracking financial performance, and implementing asset enhancement strategies. Regular meetings with the Zone Portfolio Manager and property owners are required to discuss performance and address issues. The role involves overseeing operational functions such as rent increases, notices, violations, inspections, and reports, ensuring they are scheduled and tracked properly. The manager collaborates with Zone Portfolio Managers to optimize expense management, resident retention, income, and collections. Recruiting, hiring, training, and managing staff performance is essential, along with ensuring legal compliance. Regular property visits are necessary to maintain safety and appearance standards, along with overseeing maintenance and addressing emergencies promptly. The manager also monitors certifications, maintains property records, approves contracts, and manages staff timecards. Attendance during scheduled hours is required, and other duties may be assigned. Qualifications and Physical Demands

Successful candidates must perform all duties satisfactorily. Reasonable accommodations are available for individuals with disabilities. Education and Experience High school diploma or GED required. At least 3 years of community management experience with 150+ units, including management of multiple properties and staff oversight, is required. Experience with Tax Credit, HUD, or affordable housing is necessary, with a preference for finance and budgeting experience. Certificates, Licenses, Registrations Valid Driver’s License and insurance are required. Physical Demands This role requires regular use of hands, talking, hearing, sitting, and occasionally standing, walking, reaching, stooping, kneeling, crouching, or crawling. Lifting up to 25 pounds may be necessary, and vision abilities include close, distance, and focus adjustment.
