Strategic Planning Create and administer annual operating budgets and business plans. Provide monthly scorecard reports on regional performance, highlighting key metrics and client satisfaction. Prepare and present quarterly updates on roadmaps and initiatives, focusing on cost savings, performance improvements, and income opportunities. Implement best practices and brand standards across the portfolio and leasing teams. Maintain operational tools, strategies, workflows, SOPs, and training materials. Enhance operational reporting standards and develop new performance comparison mechanisms. Develop and update benchmarking guidance for teams and leadership, focusing on expenses, revenue, and business development. Leadership & Development Foster collaboration with internal teams to improve processes and portfolio performance. Mentor team members for professional growth. Motivate teams through recognition and leadership embodying Cascade’s standards. Manage hiring, training, coaching, performance reviews, and career development. Participate in due diligence for new acquisitions and oversee transitions. Conduct coaching, conflict resolution, and performance meetings. Partner with HR on onboarding, training, performance, and career strategies. Mentor and hold team members accountable for goals. Implement change management strategies. Support company-wide initiatives with the Executive Leadership Team. Client Management Build and maintain relationships with key owner clients. Provide ethical leadership upholding Service First values. Present financial analyses supporting business initiatives and performance. Financial Management Identify new business opportunities and oversee leasing for new developments. Lead annual budget reviews ensuring alignment with financial goals. Evaluate and improve business processes for operational efficiency. Qualifications and Physical Demands

Education and/or Experience 10+ years of relevant experience in multi-family and affordable housing property management, overseeing 5,000+ units. Bachelor’s degree in business, property management, finance, or related field. Proven track record in strategic business development and growth. Ability to develop optimal solutions for property management. Entrepreneurial, self-motivated, team-oriented. Proficiency in Microsoft Office Suite. Personable, enthusiastic, engaging personality. Excellent communication skills, both verbal and written. Organized with the ability to manage multiple priorities. Certifications and Licenses Valid Driver’s License and insurance required. CPM (Certified Property Manager) preferred. Travel Requirements: Frequent travel between 20%-50%, depending on business needs. Travel to properties in OR, WA, ID, TX, and conference attendance across the U.S. is required. Supervisory Responsibilities: Supervise 7-12 employees. Communication & Interpersonal Skills: Exceptional skills in communication, active listening, negotiation, and persuasion are essential for building relationships and facilitating collaboration. Financial Acumen: Strong understanding of financial principles including budgeting, forecasting, and reporting to manage NOI, budgets, and profits. Reasoning Ability: Ability to interpret instructions and solve problems with analytical skills, turning findings into actionable solutions. Strategic Planning & Execution: Experience in long-term planning, setting operational goals aligned with company strategy, and executing plans effectively. Technology & Data Analytics: Proficiency with data collection, analytical tools, and information systems to support decision-making. Physical Demands: The physical demands necessary to perform essential functions are required as described.
