COMPANY BACKGROUND The company provides aftermarket commercial HVAC, refrigeration, and plumbing maintenance and repair services to clients. It is headquartered in Las Vegas, NV and has a workforce of 200+ employees. The company serves large, multi-location chain corporations—including banks, retailers, and quick-service restaurants—that require comprehensive facility and general maintenance services for their property portfolios.

SUMMARY The Commercial Construction Project Manager – HVAC & Plumbing will be for the Las Vegas, Nevada and Arizona markets and will oversee projects from concept to completion. This will include estimating, placing bids, managing budgets, schedules, and teams to ensure projects are delivered on time, within budget, and to specification, while also coordinating with clients, General Contractors (GC), architects, subcontractors, equipment and parts suppliers, co-workers, and the Safety Manager, to ensure compliance with safety regulations and quality standards.

The role is highly specialized and

requires a strong background in both project management and the technical aspects of mechanical systems . Key duties include, but are not limited to: Project estimating Project planning Resource allocation Procurement Managing submittals and RFIs Creating Change Orders Performing site assessments Communications with General Contractors, clients, and others both internal and external to the company

The immediate tasks for the Project Manager are: Organize all projects Track all costs to ensure a profit is being made Must have contractor relationships where work can be obtained

ESSENTIAL DUTIES AND RESPONSIBILITIES: Project Oversite: Lead and manage the entire lifecycle of commercial HVAC and Plumbing projects, from initial planning, estimating, design, scheduling, budgeting, and quality control through the final turnover. Budget & Schedule Management: Develop and track project budgets and timelines, ensuring all milestones are met and projects are completed within allocated timelines and within budget. Coordination: Collaborate with architects, engineers, general contractors, and subcontractors to resolve design issues and coordinate the installation process. Technical & Procurement Management: Review technical documents, procure necessary materials and equipment, and manager vendor purchase orders and submittals. Subcontractor management: Prepare contracts, purchase orders, and coordinate the activities of subcontractors to ensure adherence to schedules and quality standards. On-site supervision: Conduct site inspections to monitor progress, verify quality, and ensure the correct and safe installation of mechanical systems. Communication & Problem Solving: Provide regular updates to clients, the GC, and Senior Management, and proactively identify and resolve any issues that could impact project timelines or budgets. Provide reports to Senior Management as required. Subcontractor management: Prepare contracts, purchase orders, and coordinate the activities of subcontractors to ensure adherence to schedules and quality standards. Quality & Safety: Ensure that all safety protocols and regulations, such as those from OSHA, are enforced on the job site. Create Job Hazard Analysis and submit to Safety, conduct site inspections to monitor work quality and ensure adherence to job specifications, safety regulations and industry standards. Documentation & Closeout: Manage all project documentation, including RFIs and change orders, and ensure all required follow-up and closeout documents are completed.

KNOWLEDGE, SKILLS, ABILITY: Bachelor’s degree in Construction Management, Construction Engineering, or related field (or 10+ years of field experience with at least 5 years as a Project Manager). Strong understanding of construction processes, scheduling, estimating and cost control. Significant experience in commercial HVAC and plumbing to include a high level of technical knowledge in HVAC, plumbing and piping is essential for project design and estimation. Excellent written and verbal communication and negotiation skills. Proficient in Microsoft Office and construction management software. Ability to manage multiple projects simultaneously and work in a fast-paced environment. Strong leadership, negotiation, and communication skills are required to guide and motivate teams, manage subcontractors and deal with clients. Superior organizational abilities to manage multiple tasks, complex schedules, and detailed project documentation. Experience with project management principles is crucial for managing schedules and resources. Ability to troubleshoot and problem solve issues to keep projects on task. Experience with construction project management software such as Procore is required. BuildOps contractor platform experience is a plus.

ENVIRONMENTAL JOB REQUIREMENTS AND WORKING CONDITIONS: This position requires 20% to 30% travel. Candidates must have a valid driver’s license. All prospective employees must pass a background check. General office environment, except when on project site when one could encounter environmental/atmospheric conditions: Subject to inside and outside conditions, including extreme heat and cold, operating at heights and confined spaces. May be subject to noise levels above 85 decibels and will be required to wear ear protection. Ability to lift up to 50 lbs., able to climb ladders and/or scaffolding. Ability to bend, kneel, stoop and crawl in and around different areas.
