The Senior Property Manager directs day‑to‑day property management for large multi‑tenant assets or groups of smaller assets. The role is responsible for accounting, leasing, budgeting, quality control, and investor communication activities, and oversees lower‑level staff and tenant relations.

Job Responsibilities

Annual Budget and Monthly Reporting (20% of Time): prepare capital plan, operating budget, and reforecast; review monthly operating report and variance explanations.

Accounts Payable and Accounts Receivable (5% of Time): approve invoices, refunds, tenant improvement payments, and expense reports; manage property tax payments and accruals.

Administration of Leases (10% of Time): complete lease abstracts, generate commencement agreements, maintain certificates of insurance, and respond to tenant audits.

Building Operations and Maintenance (12.5% of Time): coordinate preventive maintenance program, vendor performance, janitorial inspections, energy‑star initiatives, and security and emergency preparedness plan.

Construction Management (7.5% of Time): select architects and engineers, manage vendor bids, schedule construction activity, track budget and change orders, and close out projects.

Supervision of Employees (7.5% of Time): hire, train, evaluate, and discipline personnel, and approve bi‑weekly payroll.

Tenant Relations (10% of Time): maintain open communication, respond to tenant requests, and implement tenant move‑in/move‑out procedures and visitation program.

Vendor Management (15% of Time): develop requests for proposals, manage vendor contracts, and monitor performance in accordance with policy.

Leasing Coordination (7.5% of Time): assist in annual property leasing plan, maintain vacant spaces, and provide input on lease draft language.

Other (5% of Time): participate in professional organizations, pursue accreditations, and maintain relationships with the brokerage community.

Job Qualifications

10+ years’ experience in property management.

Four‑year degree; RPA, CPM, CCIM designation preferred; Real Estate License preferred.

Proficient in Microsoft Office and advanced Excel; proficient in MRI or other real‑estate accounting software; Angus Anywhere or similar tenant work‑order system.

Excellent verbal and written communication skills.

Requires frequent movement and ability to inspect all areas of the property, including roof and basement; ability to stand, sit, or walk for extended periods.

Routine physical presence at the office; routine travel not required but annual travel for two to three days to attend company‑wide meetings.
