$140,000.00/yr – $150,000.00/yr Job Overview

The Sr. Manager, Real Estate will provide day‑to‑day financial, operational, and legal management of TUMI’s leasehold interests in North America. Responsibilities include tracking key events, verifying occupancy payments, coordinating documents, performing desktop audits, and managing remote storage leasing from approval through lease expiration. The role supports leasing and renewal activities conducted by the VP of Real Estate, including deal analysis, approval package preparation, lease execution documentation, and lease abstract preparation. The Sr. Manager also facilitates negotiations as needed, supports internal stakeholders (retail operations, finance, marketing, store design, and construction), and collaborates with the Landlord community. Key Responsibilities

Partner with VP Real Estate on lease negotiations for renewals, expansions, relocation, and new stores. Contribute to strategy that optimizes TUMI’s North American store fleet. Attend industry conferences to strengthen landlord relationships. Work with counsel to review and execute leases, amendments, and vendor agreements. Prepare exhibits, ROI/P&L analysis, and market/demographic information for monthly Real Estate Committee meetings. Coordinate insurance documentation and maintain lease binders (shared drive and e‑files). Handle estoppel and default notices with legal and finance. Monitor security deposits, letters of credit, and bank guarantees; recover funds or renew security instruments. Provide first‑response dispute or crisis resolution. Analyze potential store closings with finance and retail operations. Identify, negotiate, and secure remote storage leases; coordinate renewals. Support market research and analytical activities as needed. Verify operations requirements and repair/maintenance obligations. Coordinate and distribute construction criteria to store development departments (purchasing, design, construction). Maintain and update Lucernix Portfolio Software; audit lease chargebacks, tenant improvement contributions, and co‑tenant issues. Verify all key dates and communicate to all interested parties. Maintain rent contracts for all occupancy payments, including % rent calculations. Prepare lease abstracts and distribute operative sections to marketing, store development, loss prevention/insurance, and field operations. Verify all occupancy cost adjustments (rent steps, CPI adjustments, tax assessments, landlord chargebacks, fixed and capped increases). Qualifications

5–7 years of experience in a similar position, preferably within a retail organization; publicly traded company experience a plus. Bachelor’s degree. Finance, Accounting, Legal, or Real Estate major desired. Proficient with MS Office Suite (Excel, Word, PowerPoint, Access). Lease administration software experience a plus. Excellent verbal and written communication skills. Well‑developed business math abilities and financial knowledge. Proven analytical and problem‑solving expertise, including negotiation skills.
