This position will provide day-to-day financial, operational and legal management of Tumi’s leasehold interests in North America. This includes the tracking of all key events, verification of all occupancy payments, document coordination, desktop audits and remote storage leasing from approval through expiration of the lease. The Sr. Manager, Real Estate will support the initial leasing and subsequent renewal activities conducted by the VP of Real Estate including deal analysis, approval package preparation, lease execution documentation and lease abstract preparation. They will also support the VP Real Estate with lease negotiations as needed.
In regard to legal review, this position will assess the complexity of documents with the VP of Real Estate and review simpler and shorter documents and coordinate review with external counsel as needed or in case of more complex and longer documents.
The Sr. Manager, Real Estate will facilitate information flow and departmental support to TUMI retail operations, finance, marketing and store design and construction staffs, as well as to the Landlord community and their representatives. This is a hybrid role, we work on site 4 days, and remotely 1 day, weekly.
Lease Negotiations/Deal Making:
Partner with VP Real Estate on lease negotiations for renewals, expansions, relocation, and new stores Play an active role in devising strategy that optimizes the Tumi fleet of stores in North America Attend industry conferences to develop and strengthen landlord relationships Work with counsel on the review and execution of all leases, amendments, and outside vendor agreements Prepare exhibits, ROI/P&L analysis, and market/demographic information for the monthly Real Estate Committee meetings Real Estate/Paralegal Management:
Coordinate insurance documentation Maintain lease binders for working files shared drive for e-files, file room for audit files Communicate and handle estoppels and default notices with legal and finance Monitor security deposits, letters of credit and bank guarantees. With finance, recover funds or renew security instruments. Provide first response for dispute or crisis resolution. Analyses of potential store closings in partnership with finance and retail operations Identify, negotiate and secure remote storage leases. Coordinate renewals of storage leases. Support market research and analytical activities on a limited and as needed basis Verify operations requirements and repair and maintenance obligations Coordinate and distribute design and construction criteria to store development departments (Purchasing, design, construction) Coordinate and distribute construction exhibits to construction department for review. Review comments upon receipt and deliver to real estate legal counsel & brokers. Assist in providing information to real estate counsel during lease negotiation Lease Administration/Lucernix:
Maintain and update the Lucernix Portfolio Software Desktop audit lease chargebacks, escalations, tenant improvement contributions Monitor and report pon kick-outs, co-tenancies, renewals, options lease expirations and store counts Verify all key dates and communicate same to all interested parties Establish and maintain rent contracts for all occupancy payments, including % rent calculations Prepare Lease abstracts, distribute operative sections to marketing, store development, loss prevention/insurance and field operations. Verify all occupancy cost adjustments including rent steps, CPI adjustments, tax assessments, landlord chargebacks, fixed and capped increases
