Position Summary The Environmental Director is responsible for ensuring that the community is safe, attractive and well maintained and is operating within the community maintenance budget. Maintenance Directors support strong management teams that work together to service the needs of residents and employees. This team includes the Executive Director, Business Office Manager, Wellness Director, Activity Director, Dining Director and may include a Memory Care Coordinator.

Essential Functions

Manage the routine maintenance needs of the Community

Work closely with the Executive Director to help evaluate and find solutions to routine maintenance needs

Assist Executive Director with fire and life safety training and drills

Familiar with life safety and all operational systems in the Community

Respond to resident/director/staff requests for maintenance through maintenance reports and log system

Ensure 24-hour repair/response time for all daily maintenance requests

All minor repairs including: basic carpentry, painting, electricity, plumbing, locksmith and preventative maintenance

Grounds, building exterior and interior, signage are maintained year-round

Drive community residents to outings or appointments as requested by the Executive Director

Maintain a clean and safe community vehicle

Responsible for all preventative maintenance on the vehicle and inspections

Complete required monthly audits

Responsible for any maintenance employees, housekeeping or laundry employees

Provide in-service trainings as needed

Quality Assurance

Maintain current knowledge of State Regulations and ensure compliance in all surveys conducted by licensing authority
