As a Floating Maintenance Technician you will be assisting with different Thrive communities on a day-to-day basis. You will gain exposure from lease-ups to stabilized and garden-style to high-rises. The Maintenance Technician is to assist the Maintenance Supervisor and/or Maintenance Team in maintaining the physical integrity of the community, in a manner consistent with Thrive’s values. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities. Job Responsibilities
Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager. Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property. Inspects and helps coordinate all needed make-ready repairs and services. Assists in keeping grounds neat and free of litter. Performs any additional duties assigned by Maintenance Supervisor and Community Manager. Contributes to a positive team environment and happy resident base. Qualifications
Prior maintenance experience in property management strongly preferred, but not required Proficient in unit turns and appliance repair is a plus Excellent customer service skills Strong team player Willingness to learn and take initiative on tasks and projects Weekends/listed schedule days are required Must have valid driver's license and automobile insurance coverage If you do not fully meet the qualifications listed above but feel you have the skills and experience to be successful in this position, we welcome your application. The position requires the ability to stand and walk or sit depending on the day’s needs. Estimated 66% - 100% of time spent on feet. Occasional bending/stooping/squatting, climbing stairs, pushing or pulling, and reaching above shoulder (e.g., cleaning up litter, putting out advertisement sandwich boards, putting out balloons, opening doors, moving items). Ability to lift/move/push/pull up to 25 lbs on occasion; frequent lifting/pushing/pulling up to 20 lbs.
